Dubai South is a government-master-planned district of roughly 145 square kilometres around Al Maktoum International Airport (DWC), and much of it is still being built. This guide gives a quick overview of the district, what property costs, and who it suits. For the full investment analysis, read our Dubai South 2026 investment guide.

The district and getting around
Dubai South is split into a Residential District (including South Bay, The Pulse and Emaar South), a Logistics District, an Aviation District, a Business District, the Golf District and Expo City Dubai. The Route 2020 Red Line extension serves the area via the Expo 2020 station, giving direct Metro access into central Dubai, which several competing growth corridors lack. Jebel Ali Port sits around 20 minutes away by road. The long-term target is capacity for around 1 million residents and 500,000 jobs.
The three main residential clusters
- South Bay: Emaar’s waterfront community, built around a large artificial lagoon and beach-style amenities
- The Pulse: one of the earlier-completed and more affordable zones, mixing apartments and townhouses, where the lower end of the price range sits
- Emaar South: a golf-centric gated community planning roughly 22,700–23,100 homes around an 18-hole championship course, typically at a premium to The Pulse

Studios and one-bedrooms lead, driven by tenant demand from airport, logistics and free-zone employees. The free zone hosts over 25,000 active businesses. Net figures allow for service charges, the standard 5% municipality fee on rent and management costs. See our Insights blog for our rent increase guide.
What living here means today
Large parts of Dubai South remain active construction zones. Noise, dust, incomplete retail and amenity infrastructure and phased handovers are a real trade-off for buyers who want a finished, lived-in community today. Verify which construction phase a project is in before signing.
Who Dubai South suits
- Yield-focused buyers targeting a lower entry price per square foot, often in The Pulse
- Buyers prioritising lifestyle amenities and long-term growth in South Bay or Emaar South
- Patient buyers comfortable with a district still being built
- Less suited to buyers who want an established, fully built neighbourhood today
