The Springs is an Emaar-built Emirates Living community of roughly 4,800 townhouses and villas in Dubai where, on current portal data, a typical home asks about AED 4 million and the gross rental yield sits at roughly 4.3%. That headline hides a lot. Published figures for the same community range from about AED 2.5 million to AED 8.75 million for the “average” townhouse, and from 3.1% to 6.6% for yield. None of the sources we checked is necessarily wrong. They measure different things: asking prices versus registered sales, original-condition homes versus upgraded ones, a rent “from” figure versus a typical cluster rent, and 2-bedroom versus 4-bedroom stock. Below we sort the data by what it actually measures, run the fee and yield maths on a realistic purchase, and mark clearly where the public data runs out and a Sanaya agent or the Dubai Land Department (DLD) has to take over.

What Is The Springs and What Can You Actually Buy?
The Springs is a freehold community of low-rise townhouses and detached villas, developed by Emaar Properties, in the Emirates Living district alongside The Lakes, The Meadows and Emirates Hills. There are no apartment buildings. Broker guides describe 2- to 4-bedroom townhouses and some larger detached villas, and one developer-listing site shows 2-, 3-, 4- and 5-bedroom homes.
What the broker sources agree on:
- Scale: more than 4,800 homes across 15 clusters, numbered Springs 1 to 15 (Emirates.estate and other broker guides).
- Status: completed and ready to move into. One guide dates the community from 2001 to 2009; treat that as broker-sourced, not an Emaar statement.
- Ownership: freehold, so foreign buyers can own. Confirm the title deed type for the exact home with the DLD. Our freehold vs leasehold guide explains how.
- Location: Emirates.estate lists roughly a 10-minute drive to Sheikh Zayed Road, 15 minutes to JBR and Dubai Media City, 25 minutes to DIFC and about 30 minutes to Dubai International Airport. Drive times vary with traffic.
One detail the sources do not agree on is the exact cluster labelling: one guide suggests Springs 13 may not be used. Unit counts also come from brokers, not Emaar or the DLD, so confirm them if they matter to your purchase.
Why the cluster matters
Because every cluster is a different mix of sizes, layouts and condition, a listing that just says “The Springs” tells you very little. Rental data shows a clear cluster pattern (see below), and registered sale prices vary by cluster too. Always ask for the cluster, the built-up area, the plot area and whether the home is in original or upgraded condition.

The Springs Prices in 2026: Why the Numbers Disagree
Average asking prices in The Springs run from about AED 4.0 million to AED 4.2 million for a typical home, but “average” townhouse prices quoted by individual portals range from AED 2.5 million to AED 8.75 million, because they average different bedroom mixes. Here is what each source says, as we checked it for this article.

By bedroom count, Property Finder’s live asking ranges give the most usable picture: 2-bedroom homes roughly AED 3.25 million to AED 5.25 million, 3-bedroom AED 3.84 million to AED 6.5 million, and 4-bedroom AED 7.4 million to AED 12.5 million. The gap between Emirates.estate’s AED 2.5 million “average” 2-bed and Property Finder’s AED 3.25 million floor is a good example of the measurement problem: the lower figure is probably older, original-condition stock, but neither page says so.
What recent registered sales suggest
Bayut’s public transactions page for The Springs villas (powered by DLD data) lists recent sales. Its table loads dynamically, so we could not confirm each row on the page itself; the rows below are as indexed in search results for that page, and we calculated price per sq ft ourselves from the price and built-up area shown.

Excluding the outlier, these five sales work out at roughly AED 1,950 to AED 2,500 per sq ft, with an average of about AED 2,190. That is meaningfully above the roughly AED 1,650 average that both Bayut’s cleaned data and Property Finder’s asking average show. We cannot tell from public pages whether that is a genuine price rise, a mix effect (a handful of renovated homes) or a built-up versus plot area difference, and five sales are not a market. The practical lesson: do not budget off the AED 1,650 average. Ask for the DLD transaction history of the specific cluster, and expect upgraded homes to price well above it. One public database, YallaValue, also reports that typical Springs 4 sales have run near AED 3.9 million, and some third-party pages calculate per sq ft on plot area, which is why you will see implausibly low figures (for example in the hundreds of dirhams) on some sites.
On momentum, Property Finder’s page shows a year-on-year price per sq ft increase of 10.25% and, on its market statistics, sales value up 23.4% and sales volume up 28.7% (it does not make the comparison period obvious on the page, so check it before quoting). Rents: What The Springs Townhouses Actually Earn
A 2-bedroom home in The Springs typically rents for about AED 180,000 a year, a 3-bedroom for about AED 270,000 to AED 283,000 and a 4-bedroom for about AED 316,000 to AED 362,000, on one broker’s June 2026 data, but asking rents on portals start far lower. Emirates.estate quotes rents “starting at” AED 120,000 for a 2-bed, AED 150,000 for a 3-bed and at least AED 200,000 for a 4-bed. A separate portal check shows townhouse asking rents running from AED 120,000 up to AED 415,000.
Both can be true. A “from” price is the cheapest, usually original-condition unit; the typical cluster rent for a home in good condition is much higher. O+ Realty’s June 2026 (Q2) cluster data shows how tight the typical range is:

The Springs Yield: Gross, Net and the Bedroom Ladder
Property Finder shows a gross rental yield of 4.3% for The Springs (a range of 4.25% to 4.48% across sizes), and Bhomes shows a headline 4.29% for townhouses; both are close to what you get from a typical 2-bedroom. Beyond that, sources split.
- Bhomes lists yields by bedroom: townhouses 5.4% (2-bed), 3.5% (3-bed) and 3.1% (4-bed); villas 5.0%, 5.4% and 3.3%. But when we divide its own average rents by its own average prices, we get lower numbers: about 4.5%, 2.9% and 2.5% for townhouses, and about 4.2%, 4.5% and 2.8% for villas (our calculation). Averaging individual yields is not the same as dividing average rent by average price, so the gap may be method rather than error, but it is a reason to treat the 5%-plus figures with caution. Bhomes’ page also mentions an average ROI of 4.6% for villas elsewhere, so it is not fully consistent with itself.
- Emirates.estate states an overall ROI of 4.7% but 6.57% for 4-bed, 6.01% for 2-bed and 5.77% for 3-bed homes. Those bedroom figures cannot all sit above the overall average, so we have not relied on them.
- O+ Realty puts the gross yield for a 2-bedroom bought at AED 3.5 million to AED 4 million at 4.5% to 5%, which matches simple arithmetic (AED 180,000 on AED 3.5 million is about 5.1%).
A bedroom ladder (our calculation)
To cut through the disagreement, we divided the O+ typical rent range by the midpoint of Property Finder’s asking price range for each bedroom count. Mixing a rent source and a price source is rough, so this is illustrative, not a benchmark.

The one conclusion that holds across Bhomes’ data and our own arithmetic is that 4-bedroom homes yield the least. Rent rises with size, but prices rise faster. Whether 2- or 3-bedrooms come out on top depends on which price and rent you assume, so check the exact home rather than trusting a ladder. Service Charges: What We Could and Could Not Verify
We did not find a published 2026 service charge rate for The Springs from a primary source, so we are not quoting one. Generic 2026 guides put villa and townhouse charges at roughly AED 2 to AED 8 per sq ft a year (one says AED 3 to AED 7, another AED 4 to AED 8). Broker pages say The Springs charges are on the higher side for villas, because they fund lake infrastructure, landscaping, security and shared pools, but none gave a number we could trace to Mollak.
The rate is approved by RERA per project, not per community, so it can differ between clusters. Use the DLD service charge index (also available through Dubai REST) to find the approved rate, and ask the seller for the last 12 months of invoices. Our service charges guide explains the process.
Illustration only: Property Finder’s AED 4 million average price and AED 1,654 average per sq ft imply a typical home of about 2,400 sq ft. At the generic AED 3 to AED 7 range, that is AED 7,200 to AED 16,800 a year, or about 0.2% to 0.4% of a AED 4 million price. Against a 4.3% gross yield (AED 172,000 on AED 4 million), the service charge alone takes net yield to roughly 3.9% to 4.1%. Vacancy, maintenance, pool and garden upkeep and management fees would reduce it further; we have not verified Springs-specific figures for those, so we do not state them.
Buying Costs: What a Realistic Purchase Adds
On a AED 4 million Springs townhouse, expect about AED 249,000 to AED 255,000 of acquisition costs, roughly 6.2% to 6.4% of the price, before any mortgage. The rates below come from our own buying costs guide, published 8 August 2026. The AED 4 million figure is a round number for clarity, close to the average asking price, not a quote for any home.

With a mortgage, add the mortgage registration fee, valuation and bank processing fees; our mortgage vs cash purchase guide walks through that choice. The key point for investors: you pay about 6% up front, and a net yield near 4% means a little over a year and a half of net rent just to recover the purchase costs. In this community the holding period matters more than the headline yield.
The Springs and the Golden Visa
Dubai’s property route to a 10-year Golden Visa requires a purchase value of AED 2 million or more, and typical Springs townhouses are priced above that. The lowest listings we saw were about AED 2.9 million (Property Finder) and AED 2.99 million (Emirates.estate), so a standard Springs purchase clears the price threshold.
What the DLD’s own Golden Visa page says: the value can be one or more properties, owned in your name, with a bank no-objection letter for mortgaged property. Gulf News reports that a February 2026 federal circular removed the earlier requirement to have paid AED 1 million or half the price up front, but the DLD page we checked still describes a paid-amount letter, and the UAE government portal describes a 5-year term for property ownership in some wording. Because the sources disagree, confirm the current rule with the DLD or GDRFA before you buy. How The Springs Compares with Nearby Communities
The Springs is one of several villa and townhouse communities investors compare in this part of Dubai; check each against current DLD data rather than assuming a ranking. Compare it directly with:

- Owner-occupiers and families who want a ready, established, freehold townhouse with cluster amenities, a short drive to the coast and the business districts, and no construction around them.
- Buy-to-let investors who accept a gross yield around 4% to 4.5% and are buying for a long hold, ideally a 2- or 3-bedroom home in good condition.
- Golden Visa applicants who want a single qualifying asset above AED 2 million.
- Not ideal for short-hold flippers (acquisition costs take a long time to recover) or yield-first investors looking at 4-bedroom homes, whose yield is the lowest of the range.
Due Diligence Checklist Before You Buy
- Identify the cluster and the exact plot. Ask for built-up and plot area in sq ft.
- Request the DLD transaction history and compare it with asking prices; do not rely on a portal average.
- Check condition. Upgraded homes are priced and rented differently from original-condition units.
- Confirm the title deed type and ownership status with the DLD.
- Get the RERA-approved service charge from the DLD index and the last 12 months of invoices.
