On Property Finder, Jumeirah Golf Estates homes run from AED 1.1 million to AED 95 million. One respected agency puts the average villa at AED 11.2 million and the biggest portal says AED 17.7 million. Published yields go from under 5% to over 9%. All of these numbers can be accurate. They are measuring different things, and in this community the sub-community, the course frontage and the build stage drive the price far more than the postcode does.

This guide sets the figures from Property Finder, D&B Properties, Propsearch (which republishes Dubai Land Department transactions), Wasl and Gulf-region press side by side. It then goes through the community one sub-community at a time, does the gross-yield arithmetic on those numbers, and shows you how to test a specific home against official records. Where we could not find a reliable public figure, we say so. Unless a figure is labelled as a registered transaction, it is an asking price or a listing average.
What is Jumeirah Golf Estates?
Jumeirah Golf Estates is a gated golf community of about 1,100 hectares on Sheikh Mohammed Bin Zayed Road (E311). It is built around two 18-hole courses designed by Greg Norman, Earth and Fire, and its master developer is now under Wasl, the government-owned asset manager. The Earth Course hosts the DP World Tour Championship, the final event of the European tour season.
What the sources agree on:
- Location: D&B Properties puts it in Me’aisem 1, with Dubai Production City (IMPZ) to the north and Dubai Sports City to the east. Access is from the E311, the E44 and Emirates Road.
- Size: D&B gives 1,119 hectares. Property Finder says “over 1,100 hectares”.
- History: D&B says Leisurecorp, a Dubai World subsidiary, launched the project in 2005, Nakheel took over in 2010 after the financial crisis, and it is now run by a development company within the Wasl group. Propsearch reports that families started moving in at the end of 2013 and that Alandalus, the last of seven apartment buildings, was finished in 2020.
- Scale: Propsearch counts 1,050 villas across 13 residential communities in phase one. D&B’s FAQ gives 606 villas on the Earth side and 438 on the Fire side. Those add up to 1,044, so take every unit count as approximate.
- Transport: Property Finder and D&B both list a Jumeirah Golf Estates station on the Route 2020 Red Line extension of the metro.
Earth vs Fire: why the course matters
The Earth Course is the championship course. According to the DP World Tour, the 2026 DP World Tour Championship takes place there from 12 to 15 November 2026, with a USD 10 million prize fund. The Fire Course is the more rugged, desert-style course of the two. D&B groups the villa communities by the course they face:
- Earth Course: Lime Tree Valley, Olive Point, Sanctuary Falls, Whispering Pines, The Sundials, Wildflower, Hillside
- Fire Course: Redwood, Flame Tree Ridge, Jumeirah Luxury, Orange Lake, Sienna Lakes, Sienna Views, Valencia Grove
Brokers usually describe a premium for homes that look onto the Earth Course. We could not find any published dataset that measures that premium, so we do not give you a percentage. The way to see it is in the transaction records: pull registered sales in two clusters with similar built-up areas, one facing each course, and compare.
Which sub-communities make up Jumeirah Golf Estates?
Jumeirah Golf Estates has around 20 completed sub-communities: villa clusters on the two courses, townhouse clusters, and the Alandalus apartments and townhouses. Several new projects are still under construction. Propsearch’s register lists them with their status:
| Status (Propsearch) | Sub-communities |
|---|---|
| Complete | Alandalus, Alandalus Townhouses, Fireside, Flame Tree Ridge, Hillside, Jasmine Lane, Jumeirah Luxury, Juniper Way, Lime Tree Valley, Olive Point, Orange Lake, Redwood, Sanctuary Falls, Sienna Lakes, The Sundials, Valencia Grove, Whispering Pines, Wildflower |
| Under development | Jouri Hills, Signature Mansions, Terra Golf Collection |
| Planned | D Villas, Lea |
Off to the side is the much bigger new expansion. In May 2025, Wasl announced “The Next Chapter”, a 4.68 million sq m masterplan. Its press release lists more than 780 villas, 62 hilltop mansions, 97 branded residences, 752 estate homes and 10,654 apartments, for 12,345 new units and over 51,700 residents. It also lists a third 18-hole course, a tennis stadium for more than 5,000 spectators, an equestrian centre, a Mandarin Oriental hotel and direct access to the Etihad Rail passenger station that is being built. The press release does not give a completion date. Listings on Property Finder show Wasl launches such as Pinewood Village and Pinewood Estate Homes with delivery dates in Q4 2028, and Cedarwood Estates in Q1 2029.
That is important for buyers. Today Jumeirah Golf Estates is a low-density villa community of roughly 1,000 villas. Once the expansion is built, ten thousand or more apartments will sit next to it. Traffic, schools, retail and rental competition will all look different in five years.
How much does a home in Jumeirah Golf Estates cost?
Property Finder listings range from AED 1.1 million (Alandalus apartments) to AED 95 million (trophy villas). Its guide gives an average of about AED 6.87 million for townhouses and about AED 17.7 million for villas. Registered sales on smaller plots come in well below the villa listing average.
Why the averages disagree
| Source | Villa figure | What it measures |
|---|---|---|
| Property Finder guide | ~AED 17.7M average | Asking prices of villas currently listed |
| D&B Properties | AED 11.2M average sale; AED 2,374/sq ft | Sale prices (period not stated) |
| Property Finder price insights | AED 2.1K/sq ft (all types) | Listing average, every property type |
| Arabian Post (June 2026 data) | ~AED 2,790/sq ft, +~11% YoY | Villa market data cited in its report on the record sale |
| Aigents Realty | AED 3,038/sq ft, +19% YoY (Q1 2026) | Broker guide; no primary dataset given |
Asking prices are skewed upward by the most expensive listings. Property Finder shows 6-bedroom Redwood Avenue villas of around 14,500 sq ft listed between AED 37 million and AED 53.99 million, and a few listings like that move the average a long way. Sale averages include smaller, older villas. Price-per-sq-ft figures shift depending on whether townhouses and apartments are included. Treat the AED 3,038/sq ft figure with caution because we could not find the data behind it.
Registered transactions (DLD, via Propsearch)
Recent sales recorded with the Dubai Land Department (DLD) are the most reliable reference point:
| Date | Sub-community | Type | Price | Size | AED/sq ft (our calc) |
|---|---|---|---|---|---|
| 24 Sep 2026 | Lime Tree Valley | Villa | AED 17,500,000 | 9,232 sq ft | ~1,896 |
| 30 Sep 2026 | Sanctuary Falls | Villa | AED 15,200,000 | 7,618 sq ft | ~1,995 |
| 25 Sep 2026 | Alandalus Building E | 4-bed apartment | AED 4,950,000 | 3,311 sq ft | ~1,495 |
| 29 Sep 2026 | Alandalus Building C | 1-bed apartment (mortgage registration) | AED 780,000 | 777 sq ft | ~1,004 |
These registered deals come in at roughly AED 1,900 to AED 2,000 per sq ft for established Earth Course villas, which is below the higher per-sq-ft figures quoted in some guides. Four records do not make a trend, but they show how important it is to check the registered price before you pay.
The top of the market is a separate world. In August 2026 BXB Estates announced the private sale of a 6-bedroom villa with 21,714 sq ft of built-up area for AED 110 million. It was widely reported as the highest residential transaction in the community’s history and nearly double the previous AED 58 million record for a completed villa. The property was never publicly listed. Treat it as a one-off trophy sale, not a guide to what a typical family villa is worth.
Prices by sub-community and size (Property Finder guide)
| Segment | Asking price (AED) | Typical size | Example sub-communities |
|---|---|---|---|
| 1-bed apartment | 1.35M to 2M | 780 to 1,000 sq ft | Alandalus |
| 2-bed apartment | 2M to 2.95M | 1,300 to 1,600 sq ft | Alandalus |
| 3-bed apartment | 3.4M+ | 1,800+ sq ft | Alandalus |
| 3-bed townhouse | 4.3M to 6.5M | 2,200 to 2,800 sq ft | Alandalus Townhouses, Jouri Hills, Redwood Park |
| 4-bed townhouse | 7M to 8.7M | ~4,000 sq ft | Jouri Hills |
| 4-bed villa | 10M to 24M | 4,500 to 7,000 sq ft | Whispering Pines (10M to 18M) |
| 5-bed villa | 24M to 55M | 8,000 to 10,000+ sq ft | Sanctuary Falls, Wildflower, Sienna Lakes |
Some live asking prices on Property Finder, for reference: a Sienna Lakes 5-bed of 9,484 sq ft at AED 24.5 million, an Olive Point 6-bed at AED 24.3 million, a Redwood Park 3-bed townhouse at AED 7.995 million, a Jouri Hills 3-bed townhouse at AED 5.65 million, and Alandalus 2-bed apartments at AED 1.95 million to AED 2.65 million.
Off-plan inside Jumeirah Golf Estates
These are the starting prices shown on Property Finder’s listings. They are developer launch figures, not resale values:
| Project | Developer | From (AED) | Bedrooms | Delivery | Payment plan |
|---|---|---|---|---|---|
| Pinewood Estate Homes | Wasl Properties | 5,600,000 | 3 to 4 | Q4 2028 | 10/70/20 |
| Pinewood Village | Wasl Properties | 5,675,000 | 3 to 4 | Q4 2028 | Two plans offered |
| D Villas | Dar Global | 7,855,831 | 5 | Q4 2028 | Ask developer |
| Cedarwood Estates | Wasl Properties | 12.8M (4-bed), 17.8M (5-bed) | 4 to 5 | Q1 2029 | 10/40/50 |
| Terra Golf Collection Phase 2 | Taraf | 10,040,000 | 6 | Q4 2027 | 10/50/40 |
When you compare off-plan with ready homes, remember that you will be competing on resale with the many thousands of units in the Wasl expansion. Our guide to Dubai property buying costs and DLD fees covers the 4% DLD transfer fee and the other costs on top of the price.
What does it cost to rent in Jumeirah Golf Estates?
Property Finder’s rental data puts the average annual rent at about AED 396,200 across all property types. New leases average AED 460,473 and renewals AED 272,370. That gap between new and renewal rents is useful information for a landlord. A tenant who has been in place for a while is usually paying well below what a new lease would fetch.
Average rent by sub-community over the last 12 months (Property Finder):
| Sub-community | Average annual rent (AED) | Main property type |
|---|---|---|
| Sienna Lakes | 1,081,327 | Villas (Fire Course) |
| Jumeirah Luxury | 447,447 | Villas (Fire Course) |
| Redwood Park | 443,407 | Townhouses |
| Jasmine Lane | 311,009 | Townhouses |
| Alandalus Townhouses | 201,421 | Townhouses |
| Alandalus Tower E | 161,356 | Apartments |
| Alandalus Tower A | 147,043 | Apartments |
| Alandalus Tower F | 125,353 | Apartments |
| Alandalus Tower D | 117,856 | Apartments |
| Alandalus Tower B | 112,589 | Apartments |
Some live rental listings, for comparison: a Flame Tree Ridge 5-bed villa (8,558 sq ft) at AED 1.5 million a year, Sundials and Sienna Lakes villas at AED 1.1 million, a Lime Tree Valley 5-bed of 10,112 sq ft at AED 850,000, a Whispering Pines 4-bed townhouse at AED 520,000, and a Jasmine Lane 3-bed townhouse at AED 250,000.
What rental yield can you expect in Jumeirah Golf Estates?
Portals quote around 6.6% to 6.7% gross for the community as a whole. Once you divide real rents by real prices for each sub-community, villas come out at roughly 4.4% to 4.9% and Alandalus apartments at roughly 5.5% to 7.5%. The headline figures are pulled up by the apartments.
Published yields:
- Property Finder: 6.6% overall. Its guide says about 6.72% overall, about 7.11% for villas and about 8% for Alandalus.
- D&B Properties: 6.70% average, with villas at 6.91% and apartments up to 7.62%.
Our arithmetic, using only the figures above (annual rent ÷ price, gross, before any costs):
| Example | Rent used (AED/yr) | Price used (AED) | Indicative gross yield |
|---|---|---|---|
| Alandalus Tower A, 2-bed at lower asking | 147,043 (tower average) | 1,950,000 | ~7.5% |
| Alandalus Tower A/D, 2-bed at upper asking | 147,043 (tower average) | 2,650,000 | ~5.5% |
| Redwood Park townhouse | 443,407 (cluster average) | 7,995,000 (3-bed listing) | ~5.5% |
| Lime Tree Valley villa | 850,000 (5-bed listing) | 17,500,000 (DLD sale, Sep 2026) | ~4.9% |
| Sienna Lakes villa | 1,081,327 (cluster average) | 24,500,000 (5-bed listing) | ~4.4% |
These are rough checks, not valuations. The tower averages cover several unit sizes, and the villa rent and price are not for the same house. They still give a clear picture. The big Jumeirah Golf Estates villas are bought mainly for lifestyle and capital value, and the Alandalus apartments and the townhouse clusters are where the rental yield is. Net yield is lower again once you deduct service charges, maintenance, letting fees and empty months. For an absentee owner, our service charges guide shows how to build that deduction.
What are the service charges in Jumeirah Golf Estates?
We could not confirm the current RERA-approved service charge for each Jumeirah Golf Estates sub-community. Broker sources put villas at roughly AED 4 to AED 7 per sq ft a year and Alandalus apartments at AED 12 to AED 15 per sq ft.
What the sources say:
- LuxuryProperty’s 2025 index gave about AED 6.24 per sq ft for most sub-communities, and about AED 5 for Hillside.
- Lux Habitat notes that Jumeirah Golf Estates charges on built-up area, not plot area, which differs from some other villa communities.
- Brokers list Alandalus apartments at AED 12 to AED 15 per sq ft.
As an illustration only: at AED 6.24 per sq ft, the 7,618 sq ft Sanctuary Falls villa above would pay about AED 47,500 a year. Before you buy, get the actual figure for the specific unit from the DLD’s RERA Service Charge Index (on the Dubai REST app or the DLD website), and ask the seller for the latest owners’ association statement and a no-objection certificate showing no arrears.
How has the wider market changed in 2026?
Dubai’s transaction volumes have cooled since Q3 2025. The slowdown is concentrated in apartments, while villa demand has held up better. Jumeirah Golf Estates is a villa-led community, so this matters for how you read its prices.
- fäm Properties counted 37,429 sales worth AED 92.9 billion in Q3 2026. September villa sales rose 3.9% month on month to 1,428.
- Springfield Properties gave a slightly different figure: AED 90.62 billion across 36,738 transactions.
- The National, citing Cavendish Maxwell, reported that residential sales values fell 47% and volumes 38% compared with Q3 2025, linking the drop to regional uncertainty after the conflict that began in late February.
For a JGE buyer, this means negotiation leverage is better than it was in 2025, especially for Alandalus apartments, where supply from the Wasl expansion will eventually compete. For a fuller view of the market, see our Dubai property market correction 2026 analysis.
How does Jumeirah Golf Estates compare with other villa communities?
Jumeirah Golf Estates sits between the mid-market golf communities and the ultra-prime ones. It is more expensive than Victory Heights and The Lakes, much cheaper than Emirates Hills, and it is one of the few gated villa communities with its own apartment stock.
- Emirates Hills: plot-led ultra-prime. It suits buyers who want a custom mansion close to the city.
- Victory Heights: the closest neighbour, also golf-front, with a lower entry price and smaller villas.
- The Lakes: older, more central and lake-front rather than golf-front.
- Tilal Al Ghaf: a newer lagoon community where much of the stock is still off-plan or recently handed over.
For a side-by-side view of the main gated options, see our gated community villas guide or browse all Sanaya area guides.
Who should buy in Jumeirah Golf Estates?
Jumeirah Golf Estates suits three kinds of buyer: families who want a large villa on a championship course, yield-focused investors buying Alandalus apartments or townhouses, and Golden Visa applicants who want a single asset above AED 2 million.
- Golf and lifestyle families: the Earth and Fire villa clusters. Expect to hold for the long term, because the gross yield is usually below 5%.
- Yield investors: Alandalus apartments and the townhouse clusters. Rents are lower in absolute terms, but the yield is higher and there are more tenants who can afford them.
- Golden Visa applicants: every villa and townhouse in the community is priced above the AED 2 million property threshold. The 1-bed Alandalus apartments generally are not, and 2-beds sit right at the line. Our Golden Visa through real estate guide explains how the DLD valuation, rather than the price you agree, decides eligibility.
- Schools: Propsearch lists GEMS School of Research and Innovation (2.8 km), Victory Heights Primary School (2.9 km), Sunmarke School (3.0 km) and Arcadia British School (3.2 km). D&B mentions nurseries on or next to the site, including Dibber JGE Nursery. Confirm admissions directly with each school.
Who may want to look elsewhere: buyers who need to be close to DIFC or Downtown (D&B estimates 30 minutes by car), and short-term investors who are not comfortable with years of construction from the Wasl expansion nearby.
How do you check a Jumeirah Golf Estates home before you pay?
Before you sign, check four things: the registered sale history, the service charge and arrears, the title and floor plan, and how far the home is from active construction.
- Registered sales: use the DLD’s transaction data on the Dubai REST app to pull the last 12 months of sales in the same sub-community and size band. Do not rely on listing averages.
- Service charges: look up the cluster on the RERA Service Charge Index and ask for the owners’ association statement.
- Title and plan: confirm the title deed, plot area and built-up area, and check that any extensions are approved. Upgraded villas in JGE often sell at a large premium over original-condition homes.
- Construction exposure: look at where The Next Chapter districts and the Etihad Rail station sit relative to the home you are buying.
- Course frontage: check exactly what the home faces (fairway, green, lake or road), because the course view drives a large part of the price and of tenant demand.

This guide is general information, not financial or legal advice. Asking prices and rents change daily. Check every figure against current DLD records and the owners’ association before you commit.
If you are working out the rental return on a unit, it helps to know how far a landlord can legally raise rent, so see UAE rent increase rules and how the RERA Rental Index works.
Before you buy in any Dubai community, check whether the property is freehold or leasehold, because freehold vs leasehold property in the UAE and what it means for your mortgage affects how banks will lend against it.
