Getting around

Al Furjan has its own dedicated station, Al Furjan Metro Station (R72), on the Route 2020 Red Line extension. It opened in January 2021 and sits in Zone 1, giving a one-seat ride to Expo City in one direction and to Downtown Dubai in the other. By road, Downtown Dubai and Dubai Marina are roughly 20–25 minutes away via Sheikh Zayed Road. The community sits between Discovery Gardens and Jumeirah Golf Estates, and Al Yalayes Road (D57) connects it toward the Jebel Ali district.

Renting and rental yields

Studios are the standout performer. Their gross yields of up to 8.5% are among the highest of any tracked Dubai community, ahead of Dubai Marina’s 6–7% and Downtown Dubai’s 4–6%. Studios are most commonly cited between 7.5% and 8.5%. Villas trade more on lifestyle demand than rental turnover. Compared with Jumeirah Village Circle (7.9–8.5%), Al Furjan offers similar yields plus its own metro station. See our Insights blog for our rent increase and service charge guides.

Living in Al Furjan

The mix of villas, townhouses and low-rise apartments gives Al Furjan a suburban, family-oriented feel that is unusual for a metro-connected Dubai neighbourhood. Al Furjan sits inside Jebel Ali First, the same district as Nakheel’s Palm Jebel Ali, and market analysts point to that proximity and the Expo City link as drivers of price growth.

Who Al Furjan suits

  • Yield-focused buyers who want studio or one-bedroom exposure without Downtown or Marina pricing
  • Families and end-users who want villa or townhouse living with metro access to the rest of the city
  • Medium-term holders rather than short-term flippers
  • Less suited to buyers who want prime waterfront or downtown-core appreciation and liquidity, where Downtown Dubai and Dubai Marina remain stronger
