Search for Victory Heights Dubai and the same community appears at AED 3.7 million on one page and AED 39.5 million on another. Rents run from about AED 205,000 to AED 1.5 million a year. That is not an error. Victory Heights is a golf-course community in Dubai Sports City where a small townhouse and a fully extended six-bedroom villa share a postcode, and the cluster, the plot and the upgrade level decide almost everything.

This guide puts the figures from Property Finder, Bayut, FAM Properties, Propsearch and Gulf News side by side, with dates where the source gave one. It then breaks the community down cluster by cluster, runs the gross-yield arithmetic on those numbers, and shows you how to check a specific villa against official Dubai Land Department (DLD) and Mollak records. Where no reliable public figure exists, we say so instead of guessing. All prices below are asking prices or index rents, not registered sale prices, unless stated.
What is Victory Heights Dubai?
Victory Heights is a gated villa and townhouse community built around the Els Club golf course inside Dubai Sports City, developed by Dubai Sports City through its subsidiary Victory Heights Real Estate Development. The 18-hole, par-72 course was designed by Ernie Els, and the homes are in Spanish and Mediterranean styles.
What the sources agree on:
- Location: FAM Properties places it at the intersection of Al Khail Road and Sheikh Mohammed bin Zayed Road (E311).
- Scale: Propsearch counts 1,068 villas and townhouses: 961 in Phase 1 and 107 townhouses in Phase 2. Other pages quote 965 units, so treat the exact count as approximate.
- Home types: four to six bedrooms in the villa clusters, with two- to three-bedroom townhouses in the smaller villages. FAM lists five layouts with 4-bed homes at 3,199 sq ft, 5-bed homes at 3,458 to 5,180 sq ft and 6-bed homes at 6,661 sq ft.
- Setting: a Gulf News report from the handover period said more than 60% of villas overlook the course and 78% of the land is open space.
- Amenities: FAM lists two community pools and gyms, parks, jogging tracks and a prayer room. Propsearch adds basketball courts, bicycle routes and lakes.
The sources disagree on dates. FAM gives a launch of 8 November 2008 and a handover of 5 November 2013, Propsearch says 650 properties were delivered in 2010 and the rest in January 2014, and Gulf News reported early handovers in the first batch. The safe reading is that handovers ran in stages from 2009 to 2014 and Phase 2 came later. The villas are therefore roughly 12 to 17 years old, which matters for maintenance and upgrades.
Which clusters make up Victory Heights?
Property Finder and Propsearch list the villages as Calida, Carmen, Esmeralda, Estella, Fortuna, Intima Villas, Marbella, Morella, Novelia, Oliva, Sevilla, Gallery Villas and Alicante Villas, with the golf-front clusters at the top of the price ladder. Names vary slightly by portal (Oliva is also spelled Olivia), so confirm the cluster from the title deed or the DLD record, not from the listing headline.
In practice the community splits into three tiers:
- Golf-front villas (Calida, Carmen, Esmeralda, Estella, Novelia): large plots, five to six bedrooms, many extended and upgraded.
- Mid-tier villas (Oliva, Gallery, Morella): four to five bedrooms, smaller plots, usually further from the fairway.
- Townhouse villages (Sevilla, Marbella, Fortuna, Intima, Alicante): the entry point to the community.
How much do Victory Heights villas cost by cluster?
Property Finder’s average asking prices range from about AED 4.1 million in Alicante Villas to AED 16.5 million in Estella, with a community median near AED 9.75 million. Property Finder showed 76 villa listings in the snapshot we read, in a range of AED 3.7 million to AED 39.5 million.

Sample listings give a feel for the spread: an Oliva 5-bed at AED 9.6 million (7,139 sq ft), an Estella 4-bed Type C3 at AED 8.5 million (7,332 sq ft, marketed as the cheapest independent villa in the community), an Esmeralda 5-bed at AED 12.995 million (6,604 sq ft) and a fully extended, upgraded Esmeralda Type B1 with fairway views at AED 23.5 million. Bayut shows the top of the market with a fully extended six-bedroom of 10,650 sq ft at AED 39.5 million. FAM Properties lists entry prices “starting at AED 2.5 million”, which is lower than any Property Finder average, so it likely refers to the smallest townhouse unit.
What drives the premium? Four things show up repeatedly in listings: golf-course frontage, the villa type (B1, C1 and C3 are common labels), plot size, and whether the owner has extended or renovated. An extended, upgraded golf-front villa can list at nearly double an original-condition villa of the same type in the same cluster. That gap is why asking numbers disagree so widely.
What does a Victory Heights villa rent for?
Bayut’s rental index put average villa rent in Victory Heights at AED 103 per sq ft in July 2026, up about 10% over twelve months, from AED 94 a year earlier and AED 90 six months earlier. By bedroom count the same index shows 4-bed villas near AED 94 per sq ft, 5-bed near AED 104 and 6-bed near AED 106. By cluster, Bayut lists Sevilla at about AED 114, Esmeralda at AED 112, Novelia at AED 110 and Marbella Village at AED 84.
Property Finder’s rental listings (123 properties, 92 villas and 31 townhouses, average AED 402,000 a year, range AED 205,000 to AED 1.5 million) show the average annual rent by cluster:

Individual listings show the same spread. FAM lists a four-bedroom at AED 330,000 a year on a 12-month contract (14 September 2026 listing date). Property Finder shows a six-bed Novelia villa of 17,168 sq ft at AED 1.25 million a year, a five-bed Esmeralda of 6,599 sq ft at AED 460,000, and a four-bed Intima townhouse of 1,868 sq ft at AED 230,000.
What yield can you expect?
Property Finder quotes a villa rental yield of 4.42% for Victory Heights; White & Co’s January 2026 report puts Dubai Sports City villas at a 3.91% average gross yield. Those two figures bracket what most owners should plan for, and both are gross: they ignore service charges, vacancy, maintenance and agency fees.
We can test cluster-level yield with the two tables above. This is our own arithmetic, dividing the average asking rent by the average asking price from Property Finder. It mixes different listings, so it is a rough guide only, and we left out clusters where one side of the data was missing (Alicante has no rent average, Fortuna no sale average). Morella’s result of 8.4% is not shown because its sale and rent samples clearly contain different home types.

The pattern is useful even if the decimals are not exact. The cheaper townhouse villages and Novelia (where Bayut shows rents rising fast) score highest, while the most expensive golf-front clusters, Estella and Calida, score lowest because their asking prices carry a large premium for views and extensions that rents do not match. If your goal is income, the town-house villages and mid-tier clusters are the better value. If your goal is a family home or capital growth on a scarce plot, the golf-front clusters are the logic.
On price growth, Property Finder shows an average of about AED 1,788 per sq ft, up 13.66% year on year, and describes recent golf-facing sales in Estella, Esmeralda and Calida around AED 1,600 to 1,700 per sq ft. Propsearch lists recent transactions between AED 4.7 million and AED 18 million at AED 694 to 2,190 per sq ft, including two September 2026 sales at AED 10.2 million (about AED 1,440 and AED 1,550 per sq ft). The gap between asking prices and what actually registers is the main reason to check DLD data before you offer.
What are the service charges?
One 2025 service-charge index gives an average of AED 4.54 per sq ft for Victory Heights, and says villa communities of this type sit between AED 3 and AED 7 per sq ft, but we found no official 2026 figure and you should not rely on it. The index is a secondary source. We could not confirm whether the charge is applied to plot area or built-up area, which changes the bill by a large amount on a golf-front villa.
For illustration only: at AED 4.54 per sq ft, a 6,600 sq ft area would come to roughly AED 29,964 a year, and a 3,000 sq ft area to about AED 13,620. The real figure depends on the rate approved by RERA for the current budget year and on the charging basis. Propsearch lists GEMS School of Research and Innovation at 0.8 km, Queen Elizabeth’s School at 1.4 km and Victory Heights Primary School at 1.5 km, and FAM adds Bradington Prep. Distances come from the portal, so check your commute and school catchment in person.
- Families and owner-occupiers: a golf-front Esmeralda, Calida or Novelia villa gives space and views. Budget for the age of the property and for renovation.
- Investors chasing yield: the townhouse villages and the mid-tier clusters have the stronger indicative numbers. Run the arithmetic on your specific unit.

How do you check a Victory Heights villa before you pay?
Compare the asking price with registered DLD transactions for the same cluster and villa type, confirm the title deed and plot, and request the current service-charge invoice from the owners’ association before making an offer. A practical checklist:
- Identify the exact cluster, villa type and plot number from the title deed, not the listing headline.
- Check recent registered sales of the same type in the Dubai REST app or the DLD transactions portal, and compare price per sq ft with the quoted asking price.
