If you are shopping for a family villa in Dubai, The Meadows Dubai is one of the first names that comes up, and one of the hardest to price. Listing sites quote different averages per square foot, yield figures range from the mid-3s to nearly 5 percent, and two identical-looking villas can differ by AED 3 million because one has been extended and re-landscaped. This guide takes the figures published by Property Finder, UD Property, Bayut’s Dubai Land Department (DLD) rental records and others, shows where they disagree, and explains what that means for a buyer or investor.

A short answer first: at current asking levels The Meadows Dubai is a capital-preservation and family-living purchase, not a high-yield investment. Entry for a three-bedroom villa starts around AED 8.5 million, upgraded four- and five-bedroom homes run from roughly AED 10 million into the mid-teens of millions, and gross rental yields sit around 3.5 to 4.5 percent depending on the source. Everything below is there to help you decide whether that trade-off fits your plan, and which of the nine phases deserves your viewing time.

What is The Meadows Dubai?

The Meadows is a gated, freehold, villa-only Emaar community inside the Emirates Living master development, made up of nine sub-communities (Meadows 1 to 9). Property Finder’s area guide describes it as one of Dubai’s most established villa communities, developed by Emaar from 2004, with man-made lakes, walking trails, parks, pools and sports courts. Roughly 1,800 detached homes are reported across the nine phases, offered as three- to six-bedroom houses (some guides list seven-bedroom configurations), with built-up areas from about 287 to 596 square metres.

The Meadows sits beside Sheikh Zayed Road and is commonly described as roughly 10 to 15 minutes from Palm Jumeirah, Dubai Marina and Mall of the Emirates, about 25 minutes from Downtown Dubai and around 30 minutes from Dubai International Airport. Treat these as typical off-peak driving times quoted by community guides, not guarantees; test the drive at the hours you would actually travel.

The Meadows Dubai villa prices in 2026: why sources disagree

Asking prices cluster between AED 8.5 million and AED 35 million, with most family villas between roughly AED 9 million and AED 16 million. The headline figures differ by source because each one measures something slightly different:

The Property Finder figure itself moved between snapshots, from AED 1,740 to AED 1,825 per sq ft, which is a useful reminder that these are live listing averages that shift as units are listed and withdrawn. They are asking prices, not completed sales. The median of AED 8.38 million at UD Property versus AED 13.5 million at Property Finder reflects different listing pools and different treatment of larger units.

A reasonable working range, supported by several of these sources together, is AED 1,740 to 1,900 per sq ft for typical listings. Actual DLD-registered sales can print higher or lower: one small sample of Meadows 8 sales reported by Yallavalue showed typical homes at about AED 11.9 million on roughly 3,900 sq ft, but the sample was only eight sales and included an obvious data anomaly, so we would not build a valuation on it.

Also note a market-activity signal. Property Finder reports 91 sales transactions in the last 12 months, a 44.2 percent year-on-year decrease. Fewer transactions at a time when asking averages are still rising can mean a thin market where a few high-spec sales lift the average. That does not make it a bad buy, but it argues for patience and for comparing at least three comparable listings before offering.

Phase by phase: Meadows 1 to 9

Prices and character shift noticeably between phases, but only some phases have solid published data. What can be verified from current listing sources:

  • Meadows 1 is popular for lakeside positions and direct lake views. Listings include a five-bedroom Type 7 of about 3,805 sq ft on a plot of roughly 6,210 sq ft, and a six-bedroom Type 9 with lake views on about 6,300 sq ft.
  • Meadows 2 is known for larger plots, including corner and park-backing villas. Property Finder cites average annual rent of about AED 535,346 for five-bedroom homes here.
  • Meadows 5 and 6 carry the highest averages. Property Finder’s phase summary puts the average at about AED 15.5 to 17 million.
  • Meadows 9 is the most affordable by that measure, with an average of about AED 10.4 million. It is a gated sub-community with quick access to the E311 and Sheikh Zayed Road. Listings range from 3,089 to 4,931 sq ft built-up, including a Type 14 four-bedroom with maid’s room on about 6,265 sq ft and a Type 2 of 4,500 sq ft on a plot above 10,000 sq ft.

For Meadows 3, 4, 7 and 8 we did not find current, consistent public data that we are comfortable publishing as a phase average, so we are not going to invent one. If you are considering one of these, ask a Sanaya agent for recent registered sales for that exact phase and villa type. The principle is simple: compare like with like by phase, villa type, plot size and upgrade level, not against a blended Meadows average.

Plot size matters as much as phase. Typical plots are about 5,500 to 9,500 sq ft, with some corner or premium plots above 10,000 sq ft. Two villas with the same built-up area can sit on very different land, and land is the part of a Meadows villa that is scarce.

Rental yield in The Meadows Dubai: 3.5% or 4.9%?

Gross yield estimates run from about 3.6% to 4.9%, and the honest middle is roughly 3.5 to 4.5%. The published numbers:

  • Property Finder: about 3.59% for Meadows villas.
  • Emirates.estate: about 4.2% ROI.
  • A community guide citing best-case returns: 4.9% for a four-bedroom and 4.3% for a six-bedroom villa.

The spread comes from price basis and rent basis. A yield calculated on an average asking price of AED 12.75 million at 3.59% implies gross rent of roughly AED 457,000 a year. The same rent against an AED 9 million villa would be above 5%, but the cheaper villa will usually be the less upgraded one, and rent falls with it. You cannot buy the lower price and keep the higher rent.

Remember these are gross yields. Net yield falls once you subtract service charges, maintenance, landscaping, any vacancy between tenants and property management fees. If your goal is rental income, compare The Meadows against areas ranked by rental yield, where budget communities can return far more per dirham invested. Here the case is different: a large, scarce, family-friendly villa with strong end-user demand, held for stability rather than income.

What upgraded plots really rent for: new leases versus renewals

The biggest rent variable in The Meadows is not the phase. It is whether the villa has been upgraded and whether the contract is a new lease or a renewal. Bayut’s DLD-sourced rental transaction records for four-bedroom Meadows villas show the pattern clearly:

  • Renewal records for four-bedroom villas of about 4,075 sq ft sit around AED 357,000 to AED 360,000 a year (Meadows 2 and Meadows 8).
  • Other four-bedroom records include roughly AED 370,000 (Meadows 2) and AED 415,000 (Meadows 9) for 12-month new contracts.
  • A 12-month new lease of a four-bedroom, 4,075 sq ft villa in Meadows 7 was recorded at AED 750,000, on a larger plot of about 6,573 sq ft.

That is more than double the renewal records for the same built-up area. Some of the gap will be plot size and finish quality, and some of it is the normal tendency for long-standing tenants on renewal to pay below the current new-lease market. We could not load Bayut’s page directly during research (it returned a temporary server error), so treat these individual records as indicative and check the live Bayut and DLD figures for any specific villa before making a decision.

The practical lesson for landlords is that a villa renovated to a tenant-ready standard with updated kitchens, landscaping and extension can command a very different rent from an original-condition one, and a landlord who has held a villa for years should compare current new-lease rents with what the sitting tenant pays. For buyers, a villa that is “tenanted at a low renewal rent” may be less attractive than the asking yield suggests. Service charges: what we could and could not verify

We could not find a published per-square-foot service charge for The Meadows, so we are not quoting one. General guides put villa-community charges in the range of roughly AED 2 to AED 6 per sq ft (one source says AED 4 to 8 including some master-community fees), and charges for most villa communities are calculated either on plot area or built-up area depending on the developer’s registered method. None of those general ranges names The Meadows.

Who is The Meadows Dubai really for?

It suits families who want a mature, gated villa community with schools nearby and a central location, and who are buying to live or to hold. Driven Properties and other community guides list the draw as space, safety, green surroundings, jogging and cycling tracks, and the fact that children can cycle around the neighbourhood. Schools named in community guides include Emirates International School Meadows, plus Regent International School, The Arcadia Preparatory School and Sunmarke School within a short drive. Confirm current fees, curricula and admissions directly with each school.

The same guides are clear about the trade-offs: moderate yields compared with apartments, car dependence for daily errands, higher purchase and running costs, and a quiet suburban rhythm that will not suit someone who wants a nightlife-driven high-rise lifestyle. A buyer with a long horizon may also like the resilience argument. One source describes The Meadows as a scarce asset that has historically held up better than average through softer markets. The Meadows competes with other family villa communities, each with a different identity. At a high level, without quoting figures we have not verified for each:

  • The Springs is the neighbouring Emaar community of smaller townhouse-style homes; it is the choice if your budget sits well below Meadows villa prices.
  • Arabian Ranches offers a larger, more spread-out master community further inland, with a different commute and amenity pattern.

Because Meadows villas are well above AED 2 million, a purchase would normally exceed the property threshold commonly cited for the 10-year UAE Golden Visa. Current guidance from law and consulting firms says the threshold is AED 2 million of DLD-certified value, that the earlier 50% upfront-payment condition was removed in February 2026 (a mortgage lender’s no-objection certificate may be needed), and that eligibility is confirmed by the authorities. Rules change, and we were not able to confirm the wording on the official government page this session, so confirm the position with the ICP, the Dubai Land Department or a Sanaya agent before you rely on it.

  1. Pin down the exact phase, villa type and plot size. Ask for the title deed and the registered plot and built-up areas, not the marketing numbers.

  3. Check the upgrade history. Extensions and landscaping need to be permitted; ask for community approvals and the completion paperwork.
