City Walk Dubai 2026 is not one market. It is three, and the figures quoted for it disagree because they blend them. Meraas’s Al Wasl precinct includes the original low-rise “boulevard” buildings that are already built, the newer Central Park at City Walk clusters, and a run of off-plan phases (Northline, Verve and Crestlane) that do not hand over until 2027 to 2030. Depending on which source you read, an apartment here costs anywhere from about AED 2,400 to about AED 4,000 per sq ft, a quoted “net” yield runs from about 4.2% to 7.5%, and a service charge is AED 7.45 in one place and AED 25 in another. This guide separates the tiers, shows which numbers come from registered Dubai Land Department (DLD) sales and which are asking prices or marketing, and says plainly what we could not verify.

City Walk Dubai 2026: the short answer
Short answer: most of the verified examples in this guide sit between AED 2,396 and AED 3,329 per sq ft, portal gross yield is about 5.5%, and the net figure depends on a service charge you must look up building by building.
- Price. Driven Properties, using 2026 year-to-date transactions, reports 144 City Walk deals worth AED 698.37 million at an average of AED 2,769.50 per sq ft (the page does not state its cut-off date). Property Finder’s asking-price average for City Walk apartments is AED 3,118 per sq ft. Four sales recorded by the DLD on 2 October 2026 (three ready, one off-plan pre-registration) ran from AED 2,396 to AED 4,007 per sq ft.
- Rent and yield. Property Finder shows an average apartment rent of AED 163,300 a year in City Walk and AED 177,000 in Central Park, with a 5.5% rental yield for both.
- Service charge. The only building-level figures we found were Bayut’s AED 12.63 per sq ft for Building 13B and AED 7.45 per sq ft for its “Central Park, City Walk” guide page. Broker pages quote AED 18 to 25. The gap changes the net yield by roughly 0.7 percentage points in our worked example below.
- Off-plan. Property Finder marks the developer’s own inventory for Northline, Verve and the earlier Crestlane phases as sold out, so most buyers of those phases are buying resale (assignment) units.
- Golden Visa. The AED 2 million property threshold is cleared by a typical one-bedroom (Property Finder’s displayed median is about AED 2.6 million) but not by a studio.

What City Walk is, and how the buildings split into three tiers
Direct answer: City Walk is a Meraas mixed-use precinct in Al Wasl that opened to the public in February 2016, and for a buyer it divides into the original boulevard buildings, Central Park at City Walk, and the newer off-plan phases.
Wikipedia describes City Walk as a partially pedestrianised shopping and leisure neighbourhood in Al Wasl covering over 900,000 square metres, developed in two phases and opened to the public in February 2016. Dubai Holding’s December 2025 announcement of Crestlane 4 and 5 describes Meraas as part of Dubai Holding Real Estate. Bayut’s building guide for Building 13B calls it one building in a 34-building City Walk complex, with six floors and 36 units. Bayut’s City Walk building list marks the numbered boulevard buildings it shows as ready.
The Central Park clusters are the greener, park-facing buildings with names rather than numbers: Fern, Erin, Castleton, Laurel and Myrtle appear in Property Finder’s current listings, with the Central Park Plaza towers shown by Bayut as off-plan. Bayut’s guide page for Central Park lists a 2025 completion year. The off-plan phases are the newest layer, and they are where the headline launch prices come from.
| Tier | Examples | Status | Delivery evidence | What to know |
|---|---|---|---|---|
| 1. Boulevard buildings | Numbered buildings such as 5, 9, 13B, 14, 16 | Ready (per Bayut’s building list) | Already built; Building 13B is six floors and 36 units | Oldest stock; the one building-level service charge we found is AED 12.63 per sq ft |
| 2. Central Park at City Walk | Fern, Erin, Castleton, Laurel, Myrtle | Recently completed; Central Park Plaza shown as off-plan | Bayut guide page lists completion in 2025 | Newer finishes; asking rents per sq ft are mostly higher in our small sample |
| 3. Off-plan phases | Northline, Verve, Crestlane 1 to 5 | Under construction or just launched | Portal handover dates from July 2027 (Northline) to 2030 (Crestlane 4 and 5) | Developer stock shown as sold out on Property Finder; resale and assignment rules apply |

City Walk Dubai 2026 prices per sq ft: what the data says
Direct answer: registered DLD data points to roughly AED 2,400 to 3,200 per sq ft for ordinary apartments, with large units and new-build stock higher, while asking prices cluster around AED 2,600 to 3,350.
No single average describes this community. Driven’s 2026 year-to-date figure of AED 2,769.50 per sq ft over 144 transactions implies a mean deal value of about AED 4.85 million (our arithmetic: AED 698.37 million divided by 144), which tells you the sample is weighted toward larger units. Property Finder’s panel shows an average apartment asking price of AED 3,118 per sq ft, up 4.34% on the year. One broker page puts ready boulevard apartments at AED 1,900 to 2,300 per sq ft and off-plan or recently handed-over Central Park units at AED 2,400 to 3,100 (mid-2026). The lower end of that broker range sits below every registered sale and asking price we found for the boulevard buildings, so treat it as a floor, not a norm.
The table below mixes registered sales with listings on purpose, so you can see the gap between what was recorded and what is asked. The first four rows are DLD-recorded sales (the fourth is an off-plan pre-registration), from PropSearch’s City Walk feed dated 2 October 2026. The rest are Property Finder asking prices viewed on 13 October 2026. Price per sq ft is our arithmetic.
| Tier | Unit | Size (sq ft) | Price (AED) | AED per sq ft | Type |
|---|---|---|---|---|---|
| Boulevard | Building 5, 1-bed | 1,127 | 2,700,000 | 2,396 | Registered sale, 2 Oct 2026 |
| Boulevard | Building 13B, 4-bed | 7,362 | 29,500,000 | 4,007 | Registered sale, 2 Oct 2026 |
| Central Park | Castleton, 3-bed | 2,268 | 6,900,000 | 3,042 | Registered sale, 2 Oct 2026 |
| Off-plan | Northline 1, 2-bed | 1,248 | 3,990,000 | 3,197 | Pre-registration sale, 2 Oct 2026 |
| Boulevard | Building 14, 1-bed | 1,288 | 3,380,000 | 2,624 | Asking price |
| Boulevard | Building 16, 2-bed | 2,307 | 5,990,000 | 2,596 | Asking price |
| Boulevard | Building 9, 3-bed | 2,313 | 7,700,000 | 3,329 | Asking price |
| Central Park | Laurel, 1-bed | 758 | 2,050,000 | 2,704 | Asking price |
| Central Park | Castleton, 4-bed | 2,715 | 8,800,000 | 3,241 | Asking price |
| Off-plan | Crestlane 2 Building A, 2-bed | 1,185 | 3,400,000 | 2,869 | Asking price |
| Off-plan | Crestlane 1 Building B, 2-bed | 1,167 | 3,800,000 | 3,256 | Resale asking price |
| Off-plan | Verve Tower B, 2-bed | 1,173 | 3,349,000 | 2,855 | Resale asking price |
Sources: PropSearch City Walk page (DLD transaction feed, 2 October 2026); Property Finder City Walk apartments for sale, viewed 13 October 2026. Four recorded sales are a handful of data points, not a market average.
Three things stand out. First, the ready boulevard buildings are not uniformly cheaper than Central Park: a Building 9 three-bedroom is asked at AED 3,329 per sq ft, above the Castleton three-bedroom that actually sold at AED 3,042. Position within the precinct, floor, view and finish matter as much as the tier label. Second, the Crestlane and Verve resale asks of AED 2,855 to 3,256 sit in the same band as the ready stock even though handover is years away, which means a resale buyer is paying a price comparable to ready stock for a home they cannot use until 2028 or later. Third, a registered pre-registration sale in Northline 1 at AED 3,197 per sq ft is about 5% above the Castleton ready sale; whether that is good value depends entirely on handover timing and your cost of waiting.
How to read City Walk DLD transaction data without being misled
Direct answer: check the transaction type on every row, because mortgage registrations and pre-registration sales appear alongside ordinary sales and can distort any price-per-sq-ft average.
PropSearch’s City Walk feed for 2 October 2026 shows ten rows. Three are plain sales, two are off-plan pre-registration sales, and five are mortgage-type records (“Mortgage Registration” or “Delayed Mortgage”). The two Building 13B four-bedroom rows illustrate the trap: the same 7,362 sq ft unit appears once as a sale at AED 29.5 million and once as a mortgage registration at AED 18.2 million. Divide each by the size and you get AED 4,007 per sq ft or AED 2,470 per sq ft for the same flat. Only the first is a price; the second is a loan amount. The same pattern shows on Building 5: a 1,127 sq ft one-bedroom appears as a sale at AED 2.7 million and as a mortgage registration at AED 1.89 million, which is exactly 70% of the price. The feed does not link those rows, so that is our inference, but it is consistent with a loan against the purchase.
The feed also contains a data-quality red flag. One Northline 2 row lists a two-bedroom at 348 sq ft for AED 1.077 million, a size that is almost certainly a data error for a two-bedroom, so any average built on that row would be wrong. A mortgage-heavy sample would also pull any “average per sq ft” far below the real market level, because loan amounts are smaller than prices. When a portal, a broker or an AI summary quotes a City Walk average, ask whether mortgage rows were excluded. For the DLD fees and process around a registered sale, see our Dubai property buying costs guide.
City Walk Dubai 2026 rental returns: asking rents and gross yield
Direct answer: Property Finder shows an average City Walk apartment rent of AED 163,300 a year and a 5.5% rental yield, with Central Park averaging AED 177,000 a year; those are asking-rent figures, not registered Ejari rents.
Property Finder’s rental panel for City Walk apartments (859 listings on 13 October 2026) shows an average annual rent of AED 163,300 within a range of AED 92,000 to AED 820,000, and a 5.5% yield. Its Central Park panel (613 listings) shows an average of AED 177,000 and the same 5.5% yield. The yield method is not stated on either page. The sale-side apartment panel shows 5.53%, so the two are consistent with a gross yield of about 5.5%.
The sample listings below show why a single average hides the tier differences. Rent per sq ft is our arithmetic.
| Tier | Unit | Size (sq ft) | Asking rent (AED a year) | AED per sq ft a year |
|---|---|---|---|---|
| Boulevard | Building 4A, 2-bed | 1,929 | 239,999 | 124 |
| Boulevard | Building 1, 3-bed | 2,843 | 770,000 | 271 |
| Central Park | Myrtle, 1-bed | 672 | 100,000 | 149 |
| Central Park | Laurel, 2-bed | 1,202 | 255,000 | 212 |
| Central Park | Erin, 3-bed | 1,662 | 400,000 | 241 |
| Central Park | Castleton, 3-bed | 1,820 | 395,000 | 217 |
| Central Park | Laurel, 4-bed | 2,970 | 560,000 | 189 |
| Central Park | Central Park Building 1, 3-bed | 3,516 | 450,000 | 128 |
Source: Property Finder City Walk and Central Park rental listings, viewed 13 October 2026. Asking rents, one day’s sample.
Four of the six Central Park asks are AED 189 to 241 per sq ft a year; the other two, the Myrtle one-bedroom at AED 149 and the large Central Park Building 1 three-bedroom at AED 128, are lower. In the boulevard buildings the Building 4A two-bedroom is asked at AED 124, while one Building 1 three-bedroom at AED 271 looks like a premium-location outlier. This is a small sample from one day, so the pattern is suggestive, not conclusive: newer Central Park finishes are often asked at a higher rent per sq ft than older boulevard stock, but the spread inside each tier is wide. Whether a higher rent justifies a higher price per sq ft is the question to test unit by unit.
One broker review we read quotes City Walk “net” yields of 6.8% to 7.5% and a table with 7.2%, 7.1%, 6.6% and 5.3% by unit type. Dividing the annual rent by the average price in that table gives 7.24%, 7.11%, 6.67% and 5.28%, so the “net” figures are gross rent divided by price with no service charge deducted, even though the same article calls service charges a major drag on returns. We would not underwrite a purchase on those numbers.
Service charges and net yield: why the numbers disagree
Direct answer: published City Walk service charges range from AED 7.45 to about AED 25 per sq ft depending on the source, and only the DLD service charge index for your specific building is authoritative.
Service charges in Dubai are approved by RERA and published through the Mollak platform, as our service charges guide explains. The DLD’s Service Charge Index lets you look up the approved rate for a named building. We could not run that tool from here, so the table lists what published sources say and how they differ.
| Source | What it covers | Service charge (AED per sq ft) | Note |
|---|---|---|---|
| Bayut building guide | Building 13B (boulevard) | 12.63 total | Maintenance 5.10, utilities 2.93, services 2.33, master community 1.34, management 0.63, reserve fund 0.20, insurance 0.10; page undated |
| Bayut building guide | “Central Park, City Walk” page | 7.45 total | Services 2.29, maintenance 1.72, master community 1.38, utilities 1.18, management 0.88; page says subject to change and is undated |
| Next Level Real Estate (broker) | City Walk generally | “typically 18 to 24” | Unit of measure not stated on the page |
| Broker investment review | City Walk generally | 20 to 25 | Cited alongside yield figures that do not deduct it |
Sources: Bayut building guides for Building 13B and Central Park; Next Level Real Estate City Walk page (mid-2026); broker review dated 30 April 2026.
The two building-level numbers are far below the broker ranges, and they also differ from each other because a boulevard building and a Central Park building are billed differently. Rather than pick one, we show the effect of the whole range. The example below is illustrative: a hypothetical 1,000 sq ft apartment bought at AED 2,600 per sq ft (inside the verified price range above) and let at Property Finder’s 5.5% gross yield.
| Service charge assumed (AED per sq ft) | Annual charge (AED) | Net rent after charge (AED) | Net yield on AED 2.6m |
|---|---|---|---|
| 7.45 (Bayut, Central Park page) | 7,450 | 135,550 | 5.21% |
| 12.63 (Bayut, Building 13B) | 12,630 | 130,370 | 5.01% |
| 18 (low end of broker range) | 18,000 | 125,000 | 4.81% |
| 24 (high end of one broker range) | 24,000 | 119,000 | 4.58% |
| 25 (high end of another broker range) | 25,000 | 118,000 | 4.54% |
Gross rent in the example is AED 143,000 (5.5% of AED 2.6 million). The table deducts only the service charge. It ignores vacancy, maintenance, letting fees, DLD purchase costs and mortgage interest, all of which reduce the real figure further. Arithmetic is ours.
The takeaway is not a single yield. It is that, on portal rent levels, the net figure sits near 4.5% to 5.2% before other costs, and the one number you can pin down before buying is the approved service charge for that exact building. The 4.2% to 5.3% net range one broker quotes brackets this result; the 6.8% to 7.5% claims do not. For how service charges interact with other holding costs, our guide on rent vs buy in Dubai sets out the full running-cost picture.
The off-plan phases: Northline, Verve and Crestlane
Direct answer: the off-plan phases follow mostly 20/55/25 payment plans, with handovers from July 2027 to about 2030, but the delivery dates and starting prices vary between portal pages and Meraas has not published handover dates for Crestlane 4 and 5.
Everything in this table comes from portal or broker pages except the Crestlane 4 and 5 unit counts, which come from Dubai Holding’s own announcement. Treat dates as the portals’ expectations, not commitments.
| Phase | Scale | Handover as listed | Payment plan listed | Starting prices listed |
|---|---|---|---|---|
| Northline | Three buildings; Bayut gives 114 units for Northline 1 | July 2027 (Property Finder header says Q3 2027) | 20% at launch, 55% during construction, 25% at handover | 1-bed about AED 1.8 million, 2-bed about AED 3 million, 3-bed about AED 4.7 million |
| Verve | Two towers (A and B) | Q3 2028; Property Finder shows both September and July 2028 on one page | 20% / 55% / 25% | 1-bed about AED 2.1 million, 2-bed AED 2.9 million, 3-bed AED 5.5 million |
| Crestlane 2 | Two buildings | 10 December 2028 | 20/55/25, or 35% / 40% / 25% | 1-bed AED 2.6 million, 2-bed AED 3.2 million, 3-bed AED 6 million |
| Other Crestlane phases | Not confirmed | Portals list Q4 2028 to April 2029 for earlier phases | 20/55/25 on the pages we saw | About AED 2.6 million for a 1-bed |
| Crestlane 4 and 5 | 201 and 159 residences, two mid-rise towers each (Dubai Holding, 3 December 2025) | Not stated by Meraas; brokers cite April 2030 and Q2 2030 | Brokers list 20/55/25 | Brokers list about AED 2.7 to 2.8 million for a 1-bed |
Sources: Property Finder project pages for Northline, Verve and Crestlane (viewed 13 October 2026); Bayut Northline 1 building guide; Dubai Holding press release on Crestlane 4 and 5; broker listings for Crestlane 4 and 5. Prices and dates differ between pages.
Dubai Holding’s announcement describes Crestlane 4 and 5 as 360 residences in four mid-rise towers, with one- to four-bedroom apartments, double-height Special Units and four-bedroom park duplexes, but it states no price and no handover date. That is worth remembering when you see a confident 2030 handover on a broker page.
The more important practical point is availability. Property Finder marks the developer’s own inventory for Northline, Verve and the earlier Crestlane phases as sold out and lists resale units instead. Buying a resale off-plan unit typically means taking over a contract part-way through its payment plan: you reimburse the seller for what they have paid, the developer normally has to issue a no-objection certificate, and the remaining payments continue into the project’s escrow account. Read our guides to reselling off-plan property before handover, escrow account rules, off-plan payment plans and your rights if an off-plan project is delayed before you pay any deposit. For the wider ready-versus-off-plan trade-off, see off-plan vs ready property in Dubai.
Costs on top of the price, and whether a City Walk flat qualifies for a Golden Visa
Direct answer: budget the 4% DLD registration fee plus trustee and administration charges, and note that a typical City Walk one-bedroom clears the AED 2 million Golden Visa threshold while a studio does not.
The DLD’s Property Sale Registration service lists the registration fee as 2% payable by the seller and 2% by the buyer, which is 4% of the sale value in total, plus a service-partner (trustee office) fee of AED 4,000 plus VAT where the sale value is AED 500,000 or more. Market convention often puts the whole 4% on the buyer, and some developers waive or absorb it on off-plan sales, so confirm who pays in writing. On the AED 2.7 million Building 5 sale above, 4% is AED 108,000 and the trustee fee adds AED 4,200 including VAT (our arithmetic). Our buying costs guide lists every other charge.
For the Golden Visa, the DLD’s investor page requires property “the purchase value of which is equal to or more than 2 million AED at the time of purchase”, wholly owned by the investor (one or more properties), with the applicant inside the UAE. For a mortgaged property it requires a bank letter showing the paid amount and the balance. The GDRFA Dubai page says the value must be “no less than AED 2 million”, that mortgaged property is acceptable, that all types of properties are included, and that a lien is placed on the property so it “may not be disposed of” during the 10-year permit. Neither page names off-plan units as eligible or excluded, so confirm an off-plan City Walk unit with the DLD or GDRFA before relying on it. Our Golden Visa through real estate guide covers the 2026 rule changes.
Against City Walk prices, Property Finder’s panel shows a median price of AED 582,500 for studios and AED 2,603,000 for one-bedrooms (the panel does not say whether the medians cover listings or sales). A registered one-bedroom sale at AED 2.7 million and Crestlane 2 one-bedroom starting prices of AED 2.6 million are both above the threshold. A studio is not.
Which City Walk Dubai 2026 tier fits which buyer
Direct answer: the ready boulevard buildings suit buyers who want a home or rent now, Central Park suits buyers who value newer finishes and will pay for them, and the off-plan phases suit investors who can wait three to five years.
- Move in or let now. Boulevard buildings and completed Central Park units give you a registered title deed and a rental from day one. Your job is to confirm the building’s approved service charge and compare asking price with recent registered sales.
- Pay for newer finish. Central Park asks mostly higher rents per sq ft in our small sample, but also higher prices. Run the net-yield calculation above for the specific unit.
- Wait for handover. Northline (July 2027) is the nearest. Verve, Crestlane 2 and later phases run to 2028 and beyond. You carry construction risk and, on resale, a ready-priced purchase. The assignment and escrow guides above are required reading.
- Buying from the UK or abroad. Sanaya has offices in Dubai and London. Our guides to buying Dubai property from the UK and Dubai vs London property investment cover the cross-border steps, and property management for overseas landlords covers letting from abroad.
- Considering holiday lets. Short-term letting needs a Dubai Department of Economy and Tourism holiday-home permit; see our holiday home permit guide and short-term vs long-term rental comparison. We found no published City Walk-specific rule in this check, so ask the community’s management about building-level restrictions before you underwrite holiday-let income. One broker page claims event-night rates of around three times the standard rate near the Coca-Cola Arena, but it gives no occupancy data, so we did not use it.
Other nearby choices are worth comparing before you commit; our guides to Downtown Dubai and Dubai Marina apply the same evidence-first approach.
A seven-step checklist before you buy in City Walk
Direct answer: before you buy in City Walk Dubai 2026, verify the building’s registered transactions, its approved service charge, the seller’s and broker’s credentials, and the handover terms before you put down a deposit.
- Pull registered sales for the specific building, separating plain sales from mortgage and pre-registration records, and compare with the asking price.
- Look up the building’s approved service charge in the DLD Service Charge Index or Mollak, not a broker’s average.
- Compare asking rent with a registered Ejari rent for a similar unit, then compute net yield with the real service charge.
- For off-plan, read the sales and purchase agreement for the handover date, delay remedies and the assignment clause, and confirm the escrow account details.
- For resale off-plan, get the developer’s no-objection position and a statement of what the seller has paid before you transfer anything.
- Verify the listing and the broker using the checks in our guide to verifying a Dubai property listing.
- Confirm ownership type and costs for the exact building; our freehold vs leasehold guide shows how to check, and the DLD fee, trustee and any mortgage costs should be in your budget before you offer.
What we could not verify
We want you to know the limits of this City Walk Dubai 2026 guide. We could not run the DLD Service Charge Index, so we have no official approved charge for any specific City Walk building. We could not retrieve Bayut’s City Walk transaction table or Driven Properties’ full 2026 City Walk report, so we rely on Driven’s headline figures and on PropSearch’s DLD feed for registered sales. We found no official Meraas price list or handover date for any phase, only portal and broker pages that disagree. Portals and brokers describe City Walk as freehold for foreign buyers, but we did not find an official statement, so confirm tenure on the title deed for the specific unit. We found no independent demand data such as search volume or published occupancy rates for the community. Where those gaps matter, we recommend asking a Sanaya agent to help you review the current DLD records for the building you are considering.
Frequently asked questions
Is City Walk freehold for foreign buyers?
Portals and brokers describe City Walk as a freehold community where non-UAE nationals can buy, but we did not find an official DLD or Meraas statement. Confirm freehold status on the title deed or with the DLD for the specific building before you pay a deposit.
How much does an apartment in City Walk cost per sq ft in 2026?
It depends on the tier and the source. Driven Properties reports an average of AED 2,769.50 per sq ft across 144 transactions in 2026 so far. Property Finder’s asking-price average is AED 3,118. Four DLD-recorded sales on 2 October 2026 ranged from AED 2,396 to AED 4,007 per sq ft. Always check whether mortgage records are included in an average.
What is the rental yield in City Walk?
Property Finder shows a 5.5% gross yield for both City Walk and Central Park, based on asking rents. One broker quotes 5.5% to 6.8% gross and 4.2% to 5.3% net. The 6.8% to 7.5% “net” claim in the one broker review we checked was gross rent divided by price with no service charge deducted.
What are the service charges in City Walk?
Published figures range from AED 7.45 per sq ft (Bayut’s Central Park page) and AED 12.63 (Bayut’s Building 13B page) to broker ranges of AED 18 to 25. The approved rate is set per building and published through Mollak, so check the DLD Service Charge Index for the exact building.
Do Central Park apartments rent for more than the original boulevard buildings?
Often, but not always. In the asking rents we sampled on 13 October 2026, four of six Central Park units were asked at AED 189 to 241 per sq ft a year, against AED 124 for a Building 4A two-bedroom, but two Central Park asks were lower (AED 128 and AED 149). The sample is small and asking rents are not registered rents, so test the specific unit.
Can I buy Northline, Verve or Crestlane directly from Meraas?
Property Finder marks the developer inventory for Northline, Verve and the earlier Crestlane phases as sold out and lists resale units instead. Crestlane 4 and 5 were announced on 3 December 2025 with 360 residences; ask a Sanaya agent for current availability and the official payment plan.
Does buying in City Walk qualify me for a UAE Golden Visa?
It can if the property meets the AED 2 million value requirement and the other conditions. A typical one-bedroom is priced above the threshold and a studio is not. The DLD and GDRFA Dubai pages do not mention off-plan units, so confirm with them before relying on an off-plan purchase.
What are the DLD costs when buying in City Walk?
The DLD lists the registration fee as 2% for the seller and 2% for the buyer, 4% in total, plus a trustee fee of AED 4,000 plus VAT for sales of AED 500,000 or more. In practice buyers often pay the whole 4%, and developers sometimes waive it on off-plan sales. Confirm who pays in writing.
Are DLD transaction prices reliable for City Walk?
Registered sales are the best evidence, but raw feeds mix plain sales, mortgage registrations and pre-registration sales, and can contain data errors. In the 2 October 2026 feed we reviewed, five of ten rows were mortgage records. Strip those out before calculating an average.
Can I rent out my City Walk apartment on Airbnb?
Short-term letting in Dubai requires a Department of Economy and Tourism holiday-home permit. We found no City Walk-specific published rule, so also ask the community’s management about building-level restrictions.
Can I buy in City Walk from London?
Yes, many buyers do, and Sanaya has offices in Dubai and London. Our UK buyer’s guide covers the process, and our overseas landlord guide covers letting and management from abroad.
