Sobha Hartland Dubai 2026 is not one market. It is two: Hartland 1, a delivered and lived-in community, and Hartland 2, an 8 million sq ft off-plan extension whose towers hand over between 2027 and 2029. Most guides blend them into a single average price and a single yield, which is why the numbers you see online range from roughly AED 1,650 to AED 2,500 per sq ft and from 3% to 8% a year. This guide separates the two phases, shows the building-level evidence we could check, and tells you which buyer each phase suits.
Published: 15 October 2026
All market data below was checked on 14 October 2026 against the sources named beside each figure. Where a number is our own arithmetic from a published price and size, we say so. Several yield and handover figures come from brokers, who sell the product they describe, so we label them as claims, not facts. This is general information, not investment, legal or tax advice.
Sobha Hartland Dubai 2026: the short answer
Which is better, Hartland 1 or Hartland 2? Neither is better in general. Hartland 1 suits a buyer who wants a unit that can be viewed, inspected and rented now. Hartland 2 suits a buyer who accepts a wait of one to three years, pays in stages, and is betting on future value rather than current income.
- Hartland 1 is the delivered part of the community. You can inspect the building, read the real service charge bill and see who actually rents there.
- Hartland 2 is mostly off-plan. Any yield quoted for it is a projection, because nothing has been rented yet. YallaValue’s Hartland 2 page shows no rental yield at all for that reason.
- The gap between them is not only price. It is the 12 to 18 months or more of rent you forgo while waiting for keys, plus the risk that a new wave of Hartland 2 completions lands next door at about the same time you try to let your unit.
What Sobha Hartland is, and why one number cannot describe it
Sobha Hartland sits in Mohammed Bin Rashid City. Propsearch’s page, built on Dubai Land Department (DLD) records, lists 11 sub-communities and 25 building developments. A competitor guide snippet we saw lists nine sub-communities, so the count depends on how each source draws the boundaries. Our own general page, the Mohammed Bin Rashid City area guide, covers the wider district; this post goes deeper on one community inside it.
The pieces buyers meet most often are:
- Apartment towers in Hartland 1: Sobha Creek Vistas, The Crest, The Waves and Hartland Greens.
- Villas and townhouses in Hartland 1: Sobha Hartland Townhouses and Villa Phases 1 to 3 appear as villa communities on YallaValue’s page.
- Hartland 2 zones: Riverside Crescent, Skyscape, Skyvue and the Sobha Estates villa enclave, per Real Estate Club Dubai’s master-plan guide.
Real Estate Club Dubai states that Hartland Greens, Hartland Estates, The Waves and The Crest belong to the original Hartland, not Hartland 2. Hartland 2 was announced in June 2023 as 8 million sq ft with more than 30% of the land given to parks and open space, which the developer markets as roughly 90 acres.
Hartland 1 vs Hartland 2 on one sheet
| Question | Hartland 1 | Hartland 2 |
|---|---|---|
| Status | Mostly completed; YallaValue says only a small share is off-plan | Mostly off-plan; villa completions targeted from Q4 2026, towers 2027 to 2029 |
| Price evidence | Registered sales, about AED 1,800 to 2,250 per sq ft in the 1 to 2 October 2026 DLD sample below | DLD analyses cited by Real Estate Club Dubai: about AED 2,400 to 2,520 per sq ft at Skyscape; listing asks near AED 2,360 |
| Entry price | 1-bed around AED 1.05M to 1.82M in the DLD sample | 1-bed from about AED 1.14M at Riverside Crescent 330; Skyvue Solair from about AED 1.28M (asking, indicative) |
| Income today | Yes, from the day you complete and find a tenant | None until handover and first tenancy |
| Yield figures | Observed rents exist, so yields can be checked | Projections only; treat any ROI figure as marketing |
| Service charge | About AED 16.50 to 18.50 per sq ft quoted by one broker; verify the real bill | Not yet set; guides borrow Hartland 1’s figure as a proxy |
| Payment structure | Normal resale: pay on transfer | Staged plans such as 60/40 and, for villas, reported 80/20 |
What a unit really costs: registered sales, not asking prices
Asking prices and averages hide the spread, so we looked at actual registered DLD rows. Propsearch’s Sobha Hartland page, updated 14 October 2026, shows ten recent records dated 1 to 2 October 2026. Only some are sales. The rest are mortgage registrations, delayed mortgages or a mortgage modification. A mortgage row records a loan secured on a property, not what the property sold for, so it must not be used as a price.
| Date | Unit | Size (sq ft) | Amount (AED) | AED per sq ft (our arithmetic) | Record type |
|---|---|---|---|---|---|
| 2 Oct 2026 | Waves Opulence, 1-bed | 899 | 1,820,000 | 2,024 | Sale |
| 2 Oct 2026 | Sobha Creek Vistas Tower A, 1-bed | 490 | 1,100,000 | 2,245 | Sale |
| 2 Oct 2026 | The Crest Tower A, 1-bed | 584 | 1,050,000 | 1,798 | Delayed sale |
| 2 Oct 2026 | The Crest Tower B, 1-bed | 593 | 1,160,000 | 1,956 | Delayed sale |
| 2 Oct 2026 | The Crest Tower B, 2-bed | 1,056 | 1,800,000 | 1,705 | Mortgage registration (not a price) |
| 2 Oct 2026 | Waves Opulence, 1-bed | 899 | 1,400,000 | 1,557 | Mortgage registration (not a price) |
| 2 Oct 2026 | Sobha Creek Vistas Tower A, 1-bed | 490 | 582,000 | 1,188 | Mortgage registration (not a price) |
| 1 Oct 2026 | The Terraces N, 2-bed | 1,934 | 2,155,000 | 1,114 | Mortgage modification (not a price) |
Two more mortgage-type rows on the same page (The Crest Tower A at AED 840,000 and The Crest Tower B at AED 928,000, both delayed mortgages) are left out of the table for space but are excluded from the maths too.
What this shows. The four sale-type rows average about AED 2,006 per sq ft by simple arithmetic (2,024 + 2,245 + 1,798 + 1,956, divided by four). Averaging all ten rows on the page together, as a naive scrape would, gives roughly AED 1,660 per sq ft (our arithmetic), about 17% lower, purely because mortgage amounts were mixed in. Four rows are a tiny sample and 1-beds in three towers, so do not treat AED 2,006 as the community average. Treat it as proof that how you clean the data moves the answer by hundreds of dirhams per sq ft.
Delayed-sale rows are registered late, not necessarily sold late, so we kept them but flagged them. Confirm with the DLD or a Sanaya agent before relying on any single row.
Why every portal gives a different price
| Source | What it says | Why it differs |
|---|---|---|
| Property Finder (community page, 14 Oct 2026) | Apartments for sale average AED 2,188,291 and AED 2,115 per sq ft; community overall about AED 2.1M and AED 2.1K per sq ft; range AED 920K to AED 25.8M | Asking prices on live listings, all phases; 2,008 apartments and 1,607 properties are quoted in different places |
| YallaValue (Oct 2026 snapshot) | Typical homes sold in 12 months about AED 2,091 per sq ft, typical price AED 1.8M, median size 861 sq ft; villas and townhouses average about AED 2,567 per sq ft | Sold transactions, split by property type |
| West Gate Dubai review | AED 2,450 to 2,900 per sq ft | Broker that sells off-plan; no named data source for its range |
| Oliva (search summary; page not directly fetched) | AED 1,400 to 2,800 per sq ft for Hartland 1 | Very wide band covering studios to villas |
| Real Estate Club Dubai (Hartland 2) | About AED 2,360 asking; DLD analyses AED 2,400 to 2,520 at Skyscape | Off-plan pricing, different product and date |
None of these is “wrong”. They measure different things: asking against sold, apartment against villa, delivered against off-plan. A fair comparison needs the same property type and the same type of record.
Rent and yield: what is observed and what is promised
Gross yield is annual rent divided by purchase price, before service charges and vacancy. Net yield is lower.
| Source | Figure | Evidence level |
|---|---|---|
| Property Finder | 6.3% community, 6.33% apartments | Portal calculation from listings |
| Bayut (search summary of its estimate) | About 6% to 6.4% for Hartland 1; average apartment rent about AED 142,000 a year | Portal estimate; mixes unit sizes, so it is not a rent for any one unit |
| West Gate Dubai | 6.8% to 7.5% | Broker claim, no named source |
| YallaValue (villas and townhouses) | Median about 7%, but the same page says top-performing communities are in the 3% to 5% range | Internally inconsistent on its face; verify before using either number |
| Hartland 2 apartments | Broker projections only (we saw 5% to 8% ranges) | No rental history exists; not evidence |
Treat 6% to 6.4% as the most defensible range for delivered Hartland 1 apartments because two portals land there, but it is a portal figure, not a guarantee. For a villa or townhouse, assume lower, because the sources that give figures disagree and one page itself shows 3% to 5%.
Service charge is the line brokers skip. One broker review quotes AED 16.50 to 18.50 per sq ft for Sobha Hartland, around AED 17 to 18 in its FAQ. On a 900 sq ft apartment that is about AED 15,300 to AED 16,200 a year (our arithmetic). Confirm the actual current charge with the building before you calculate net yield. Our service charges guide explains how the charge is set and how to check it.
The cost of waiting: what a Hartland 2 handover really does to your return
Buying in Hartland 2 in 2026 means paying prices similar to delivered Hartland 1 for keys in 2027 to 2029. Real Estate Club Dubai gives these developer targets, and notes that all are targets and that off-plan contracts typically allow grace periods:
| Hartland 2 zone | Product | Target handover (Real Estate Club Dubai) |
|---|---|---|
| Riverside Crescent | Towers 310 to 360, 1 to 3-bed lagoon-front apartments | 350: Q1 2027; 330: about Q2 2027; 360: July 2027; 340: December 2027; 310: April 2028; 320: within a 2027 to 2028 window |
| Skyscape | Aura, Altius, Avenue; about 1,837 units in total | Aura and Avenue: Q4 2028; Altius: December 2028 |
| Skyvue | Solair, Spectra, Stellar; 1 to 2-bed apartments | Solair about March 2029; others unspecified |
| Sobha Estates | 5 to 6-bed gated villas | Completion from Q4 2026; handover from 2027 |
Other sources do not fully agree. A listing site we checked gives Riverside Crescent dates between Q2 and Q4 2027, and lists Skyvue Altier for June 2030. That is why you should ask for the date in the sales and purchase agreement, not a brochure.
Illustrative arithmetic, not a forecast. Take a Riverside Crescent 1-bed at about AED 1.14M. If it earned the 6.3% gross yield Property Finder shows for the community today, that is about AED 71,800 a year. A 12 to 18 month wait for keys means roughly AED 71,800 to AED 107,700 of gross rent that a ready Hartland 1 unit at a similar price could have earned meanwhile. Staged payments soften the cash outlay but do not remove this gap. Our off-plan payment plans guide and off-plan vs ready comparison set out the trade-off in more detail.
Payment plans are not uniform. Real Estate Club Dubai describes a standard 60/40 structure (20% at booking, 40% during construction, 40% at handover) and reports 80/20 structures for villas. A different listing source describes Solair as 10% on booking, 50% during construction and 40% on completion, and quotes 20/40/40 and 20/20/60 splits for individual Riverside Crescent towers. On a AED 1.28M Skyvue Solair unit, Real Estate Club Dubai’s worked example is AED 256,000 at booking, AED 512,000 during construction and AED 512,000 at handover. These are third-party figures; get the plan for your specific unit in writing.
Supply risk: Hartland 2 lands in a short window
Real Estate Club Dubai points out that nearly all Hartland 2 delivery falls in 2027 to 2029. Sobha has also said, in a press release carried by Zawya, that it plans to hand over 6,819 units across Dubai in 2026, spread across Sobha Hartland, Sobha Hartland II, Sobha Reserve, Sobha One and Verde by Sobha. The release does not break out how many are in each. The practical risk for a Hartland 1 landlord or a Hartland 2 buyer: many similar new apartments may be offered for rent at once, which can limit rent growth. This is a risk to weigh, not a prediction. The same source notes the district also concentrates exposure on a single developer.
Who each phase suits
1. The income buyer: Hartland 1 apartments. You want rent soon and can check it. Look at a Creek Vistas, Crest or Waves unit, read the real service charge, and ask the agent for rents actually achieved in that building, not the portal average.
2. The family: Hartland 1, in the ready buildings or villas. The community has two schools inside it, North London Collegiate School and Hartland International School, according to a broker review. We could not verify a school ranking, so check the latest KHDA inspection report yourself. The broker review also says Downtown is a 7 to 10 minute drive, but that is a broker claim and real times vary with traffic. Real Estate Club Dubai notes there is no metro station in the community and puts the nearest one, in Business Bay, about 15 minutes by car. Compare with Dubai Hills Estate and Nad Al Sheba for families weighing nearby alternatives.
3. The capital-growth buyer: Hartland 2. You can wait, you want staged payments, and you are comfortable that 2027 to 2029 completion dates may slip. Read our off-plan delay rights guide first, and understand the assignment-sale route if you may need to exit before handover.
4. The villa buyer. Hartland 1 villas and townhouses trade on individual plots; Sobha Estates in Hartland 2 starts much higher. Real Estate Club Dubai reports 5-bed villas from about AED 22.8M and lagoon-beachfront from about AED 25.7M. Our villa vs townhouse vs apartment guide and gated community villas guide help compare these with other communities.
Does Sobha Hartland qualify for a Golden Visa?
It can, if the property meets the official value and ownership conditions. The official pages we checked do not agree on every detail, so read them directly.
- GDRFA Dubai says the applicant must own one property, or several, worth at least AED 2 million in total, certified by a DLD property status certificate; mortgaged property is accepted; and a lien is placed on the property for the visa’s validity. It describes a 10-year permit.
- The DLD Golden Visa investor service says the purchase value must be at least AED 2 million at the time of purchase, and for a mortgaged property a bank letter must show that AED 2 million has been paid.
- The federal ICP page says off-plan units can qualify if they total at least AED 2 million and are bought from an approved local developer, and that financing must come from an approved local bank.
- The u.ae portal lists a 5-year residency for real estate investments, which conflicts with the 10 years on the other pages. Confirm the current term with the authority before you rely on either.
For Sobha Hartland, many Hartland 1 one-beds sit below AED 2 million (the DLD sample above ranges from AED 1.05M to AED 1.82M), so a single one-bed would not qualify alone. Larger apartments, villas and Hartland 2 units may. Our Golden Visa guide walks through the steps.
Add the transaction costs
The DLD transfer fee is 4% of the purchase price plus an administrative fee (AED 580 for apartments in the sources we saw). Under the law the 4% is split between buyer and seller, but market practice is for the buyer to pay it all. Sources disagree on the trustee fee and the off-plan administrative fee, so do not budget to the dirham from a blog. On a AED 1.14M unit the 4% alone is AED 45,600 (our arithmetic). Our buying costs guide lists each charge.
An ask-before-you-pay checklist
- Which phase and which tower exactly? “Sobha Hartland” on a listing can mean Hartland 1 or Hartland 2.
- Is the record a sale or a mortgage? Never accept a “price per sq ft” built from DLD rows you cannot classify.
- What handover date is written in the sales and purchase agreement, and what grace period does the contract allow?
- Where does your money go? Check the project’s escrow arrangement using our escrow rules guide.
- Is the listing real? Run the checks in our listing verification guide.
- What is the current service charge for that building, and what was the last year’s bill?
- Which rents were actually achieved in that tower in the last 12 months?
- At handover, use our snagging checklist before you accept the keys.
Frequently asked questions
Is Sobha Hartland a good investment in 2026?
It depends on the phase and your goal. Hartland 1 offers observable rents and a portal yield range of roughly 6% to 6.4% (gross). Hartland 2 offers staged payments but no rental history and handover dates through 2029. Neither is risk-free.
What is the difference between Sobha Hartland and Sobha Hartland 2?
Hartland 1 is the original, mostly completed community with towers such as Creek Vistas, The Crest and The Waves plus villas and townhouses. Hartland 2 is an 8 million sq ft extension announced in June 2023 that is mostly off-plan, with Riverside Crescent, Skyscape, Skyvue and Sobha Estates zones.
What is the price per sq ft in Sobha Hartland?
Sources range from about AED 1,650 to AED 2,900. Four sale-type DLD rows from 1 to 2 October 2026 averaged about AED 2,006; Property Finder’s listing average is AED 2,115; Hartland 2 DLD analyses show AED 2,400 to AED 2,520. Always compare the same type of record.
What is the rental yield in Sobha Hartland?
Property Finder shows 6.3% and Bayut about 6% to 6.4% for Hartland 1; one broker claims 6.8% to 7.5%. Those are gross figures before service charge and vacancy. There is no observed yield yet for Hartland 2.
When will Sobha Hartland 2 be ready?
Developer targets run from villa completions from Q4 2026 and Riverside Crescent towers in 2027 to April 2028, through Skyscape in Q4 2028 and Skyvue from about March 2029, per Real Estate Club Dubai. Dates are targets and sources differ.
How much is the service charge in Sobha Hartland?
One broker review quotes AED 16.50 to 18.50 per sq ft. We did not find an official figure; ask for the building’s current charge. Hartland 2 charges are not yet set.
Can I get a Golden Visa with a Sobha Hartland property?
Yes, if the property or properties total at least AED 2 million and the other conditions are met. Check the GDRFA, DLD and ICP pages, which differ on some details such as the visa term and mortgage evidence.
Are there schools inside Sobha Hartland?
A broker review names North London Collegiate School and Hartland International School as in the community. Check the current KHDA inspection reports and admission availability directly with the schools.
Is mortgage data a real sale price in DLD records?
No. A mortgage registration records a loan, not a sale. In the 1 to 2 October 2026 feed we reviewed, six of ten rows were mortgage-related, and mixing them in understated the average price by about 17%.
Should I buy off-plan or ready in Sobha Hartland?
Buy ready if you need income soon or want to inspect before paying. Buy off-plan only if you accept a wait, understand the contract’s handover and delay terms, and can afford the staged payments.
