Mira and Mira Oasis are Emaar-built, gated townhouse communities in Reem, Dubailand, where 2026 resale prices for a three-bedroom start at roughly AED 2.8 million, a four-bedroom runs about AED 3.5 million to 4 million, and gross rental yield is about 5%, which falls to roughly 4.2% to 4.8% once buying costs, service charges and a vacant month are counted. That makes Mira Oasis Dubai a family-demand and capital-growth purchase rather than a high-yield one. This guide separates the launch-brochure prices still quoted online from what homes actually trade for now, and marks every figure where sources disagree.

Most of what ranks for “Mira Oasis” is a developer brochure or a broker listing page. Many of them still quote a starting price of around AED 1.96 million, which dates from the launch era and no longer reflects the resale market. Below we sort the numbers by what they measure (asking prices versus registered sales, Mira versus Mira Oasis, phase by phase), run the yield maths on a realistic purchase, and say plainly where the public data runs out. What Are Mira and Mira Oasis in Reem?
Mira and Mira Oasis are two separate but neighbouring Emaar townhouse communities inside Reem Community, off Al Qudra Road (D63) and the Dubai Bypass Road. They are often mixed up in search results, and the difference matters when you read price data.
- Mira is the earlier community. FAM Properties lists a launch date of 10 April 2013 and a handover of 31 August 2016. Bayut describes 3- and 4-bedroom homes spread over five phases, with all phases delivered between 2016 and 2017.
- Mira Oasis is the later community, split into Mira Oasis 1, 2 and 3. Property Finder’s guide states all three phases are finished and ready to move in. Sources disagree on dates: one lists a 2014 launch with handover expected through 2018 and 2019, so treat exact handover years as approximate.
- Mira Oasis V appears on several broker pages as a fifth phase. We found no official confirmation of a new Mira Oasis launch, and the broker page itself shows handover and size fields as “Update soon”. We have not treated it as a real project.
Unit counts also conflict. One project profile lists 1,393, 1,478 and 483 townhouses across Mira Oasis 1, 2 and 3; Property Finder cites 2,354 units in total; another broker says 1,373. Because these cannot be reconciled, we do not quote a single total.
Sources agree on the product: Emaar developed three- and four-bedroom townhouses with private gardens or courtyards and parking. FAM Properties gives 3-bedroom sizes of 2,180 to 2,687 sq ft and 4-bedroom sizes of 2,524 to 2,687 sq ft for Mira. Property Finder gives 2,295 to 2,834 sq ft (3-bed) and 2,350 to 2,975 sq ft (4-bed) for Mira Oasis. Mira Oasis Dubai Prices in 2026: Launch Price vs Resale
A three-bedroom townhouse in Mira or Mira Oasis sells for roughly AED 2.8 million to 3.5 million in 2026, and a four-bedroom for about AED 3.5 million to 4.2 million, so the old AED 1.96 million headline price is not a usable guide. Several measures exist, and they do not match exactly.

Two points to note. First, the per-square-foot figures differ: FAM’s registered sales are about AED 1,320 to 1,336, while Espace’s community average is AED 1,127. The gap may come from different unit mixes or area measures, but no source explains it, so use per-square-foot numbers only to compare like with like. Second, Espace’s 88 sales at an average of AED 3.41 million multiply out to about AED 300 million, which matches its stated total of AED 299.8 million, a useful internal consistency check.
Property Finder shows the same pattern in asking prices by phase:

Mira Oasis 2 carries the highest average price, about AED 313,000 (9.6%) above Mira Oasis 1. Rents do not rise by the same margin, which we return to below.
Why you should ignore the launch-era price
Property Finder’s older blog lists three-bedroom homes “starting AED 1,199,800”, and other broker pages still show about AED 1.96 million. Neither matches any recent registered sale we found. Some Dubai Land Department rows on aggregator sites are mortgage registrations rather than sales, so a very low “price” in an open-data table can be a loan figure, not a purchase. Mira vs Mira Oasis: Which Phase Fits You?
Choose by plot, layout and location inside the community rather than by phase name, because price differences between phases are modest and unit type and upgrades drive most of the spread. Using the data above:
- Mira Oasis 1: lowest average asking price of the three (AED 3.26 million) and the lowest average rent (AED 156,149). Suits a buyer who wants entry price over position.
- Mira Oasis 2: highest average price and rent. Resales in the first four months of 2026 reportedly ranged from AED 3.2 million to 3.9 million for three-bedrooms, with one four-bedroom at AED 4.9 million. Suits a buyer paying for corner or single-row positions.
- Mira Oasis 3: in the middle on both measures.
- Mira (original, phases 1 to 5): the earliest handover, with a documented starting price of AED 2,750,000 and the widest rent spread, from AED 139,500 to AED 240,000 for three-bedrooms.
One source cites eight townhouse types across Mira Oasis (listings refer to types such as I and H), and a single-row or corner unit with a larger plot can command a clear premium. Rents and Yields: What the Numbers Really Show
Average rent for a three-bedroom townhouse in Mira and Mira Oasis is about AED 150,000 to 160,000 a year, and portals show a gross yield of roughly 5.0%.

Property Finder’s Mira Oasis page shows an average rent of AED 158,200 across all listings, with new rentals averaging AED 163,433 and renewals AED 155,079. Both Espace and Property Finder quote a yield of about 5.0%.

Dividing the Property Finder average rent by its average asking price gives the following gross yields. These combine averages of listings, so treat them as indicative:

The pattern is the useful part: paying more for Mira Oasis 2 buys a slightly lower yield, because price rises faster than rent. On registered prices the picture is similar. A 3-bed at AED 2.9 million renting at the Engel & Völkers average of AED 152,410 yields about 5.3% gross; a 4-bed at AED 3.8 million renting at AED 184,810 yields about 4.9%.
A worked net-yield example (illustrative)
Assumptions: purchase price AED 3.3 million, rent AED 165,000 (the example used by the portals themselves, a 5.0% gross yield), 2,300 sq ft built-up area. Buying costs use the 4% Dubai Land Department transfer fee, a registration trustee fee of AED 4,000 plus 5% VAT, a title deed charge of about AED 540 (sources quote AED 540 to 580), and a 2% agency commission, which is a common market norm rather than a fixed rule.

Service Charges: What We Could and Could Not Verify
We could not find a published 2026 service charge rate for Mira or Mira Oasis, so we do not quote one. Searches returned only generic ranges, not an approved Mira rate. Service charges in Dubai are set per building or community and published in the Dubai Land Department’s Service Charge Index, as unit area times the approved rate per square foot, and they are reviewed annually.
Before you offer, ask the seller for the latest service charge invoice, or search the community on the Mollak service charge index through the Dubai REST app. Also ask what the charge covers (landscaping, pools, security, central cooling is listed for some Mira units, so confirm whether district cooling applies to the specific home). Mira and Mira Oasis are quiet, family-oriented and car-dependent: there is no metro station, and sources put central Dubai and the airport at about 30 to 35 minutes by road.
- Distances: Bayut gives 35 minutes to Downtown Dubai and Dubai International Airport. Property Finder gives 30 minutes, with Motor City at 13 minutes and Arabian Ranches at 15. Allow for traffic at peak hours.
- Transport: Espace states there is no metro; access is via Al Qudra Road and the Dubai Bypass Road. Bayut lists RTA bus route J02.
- Amenities: Bayut describes community parks, cycling and jogging tracks, pools, a tennis court, a football pitch, a cricket pitch and a miniature golf course, plus Mira Town Centre (3,100 sq m) with a supermarket, pharmacy, salon and café. Espace adds American Hospital Clinics in the Town Centre.
- Schools: brokers list different schools. Espace names South View School Dubai, GEMS Metropole School Al Waha, Ranches Primary School and Sunmarke School; Bayut names Jebel Ali School, JESS and GEMS World Academy. Verify catchments and fees directly with each school before relying on proximity.

Honest Pros and Cons for Investors
Strengths: completed, ready-to-move-in homes (no construction risk); genuine family demand; a documented 13% year-on-year price rise and AED 299.8 million of Mira Oasis sales in Espace’s data; larger plots than most apartments; and rents that held in the AED 150,000 to 165,000 band across several sources.
Weaknesses:
- Yield is average, not strong. A 5% gross figure shrinks to the low 4s after costs, well below what small apartments in newer communities can show. Compare with our Town Square guide and the rental yield ranking.

- No metro and long drives. This narrows the tenant pool to car-owning families.

- Unverified running costs. The service charge must be checked unit by unit.
Who Should Buy in Mira Oasis?
- Families who intend to live there: the strongest fit, since you value space, schools and a gated community more than yield.
