Damac Lagoons Dubai 2026: Which Clusters Are Really Handed Over, What Villas Cost and Why Yield Claims Disagree

Mediterranean-style waterfront villas with terracotta roofs beside calm turquoise water in Dubai

Damac Lagoons Dubai 2026 is a Mediterranean-themed villa and townhouse master community where only part of the project is verifiably handed over, and the published prices, handover dates and yields disagree with each other. Damac itself confirmed the first handovers, at the Santorini cluster, in November 2025. Beyond that, broker and portal pages split on which clusters are finished, how many clusters exist (eight, ten, eleven or thirteen, depending on the page), and whether a villa yields 5% or 8%. This guide lays the conflicting figures side by side, shows the arithmetic behind a realistic net yield, and lists the checks to run before you pay a deposit.

Published: 16 October 2026

All figures below were checked on 15 October 2026 against the sources named beside each one. Where a number is our own arithmetic from a published price, rent or size, we say so. Many yield and handover statements come from brokers, who sell what they describe, so we label them as claims. Where we only saw a figure through a search summary and not on the page itself, we say that too. This is general information, not investment, legal or tax advice.

Damac Lagoons Dubai 2026: the short answer

Is Damac Lagoons worth buying in 2026? It can be, but only if you match the cluster to your goal and verify the facts yourself. A delivered cluster lets you inspect the home, read the real service charge bill and see actual rents. An off-plan cluster means waiting, and the developer’s handover record in this project is not a guarantee: one broker guide puts Damac 6 to 18 months behind original timelines on this community.

  • Handover is cluster-by-cluster, not project-wide. Damac announced the first handovers in November 2025. It has not, in the pages we found, published a cluster-by-cluster status list for 2026.
  • Price depends on what is in the average. The 12-month DLD average blends villas, townhouses and small apartments, so it says little about any one home.
  • Yield claims are mostly gross. The portal figures we found run from about 5% to 8%, before service charge, vacancy and agency fees.

What Damac Lagoons is, and why nobody agrees how big it is

Damac’s own release says the master community covers 4.5 million sq m, is designed for about 35,000 residents and will have more than 8,000 villas and townhouses across 11 clusters. It describes itself as the UAE’s first certified LEED Platinum community. That sustainability claim is Damac’s, so treat it as developer marketing until you read the certification.

Other sources count differently:

Source Count it gives Why it may differ
Damac handover release (24 to 25 Nov 2025) 11 clusters, 8,000+ villas and townhouses Developer count; lists Santorini, Malta, Venice, Morocco, Portofino, Costa Brava, Marbella, Mykonos, Nice, Ibiza, Monte Carlo
Property Finder community page (status as of March 2025) 8 clusters Page is dated and does not include later launches
Real Estate Club Dubai guide (1 Apr 2026) 8 clusters in its table Its list includes Amalfi but not Marbella or Morocco
Propsearch, built on DLD records (updated 15 Oct 2026) 13 sub-communities; 8 master-plan communities Counts apartment and later launches such as Valencia and Lagoon Views as separate sub-communities

None of these is necessarily wrong. They count different things: original villa clusters, later launches, and apartment towers. The practical lesson is to ask for the exact cluster and phase name on your sales and purchase agreement, not the brand name “Damac Lagoons”.

Damac Lagoons is a different community from the one our Damac Hills area guide covers, even though both are Damac developments. You can browse our other communities in the area guides index.

Which clusters are actually handed over? The sources disagree

This is the question most buyers ask first, and no single source answers it cleanly. We compared four.

The Santorini row is the clearest conflict. Damac’s own November 2025 release says the first Santorini units were delivered. A guide dated April 2026 still describes the cluster as under construction with a Q1 2027 target. Both can be partly true: a cluster of several hundred homes can be handed over in phases, and one third-party source says Santorini handovers continue into Q1 2027. What cannot be assumed is that “handover has begun” means “your home is ready”.

What Damac has said officially at the aggregate level, according to its releases and trade-press coverage, is a target of more than 8,800 residential units handed over in 2026 across Damac Lagoons, Damac Hills, Damac Hills 2, Chic Tower and Elegance Tower. We saw the 8,800 figure on the Zawya page of the release; that release does not split it by community. Trade-press summaries of the company’s updates put roughly 6,300 homes at Lagoons for 2026, up from roughly 513 in 2025, and describe infrastructure and landscaping as past 80% complete. We could not open those summaries in full, so treat the 6,300 figure as reported, not confirmed. The H1 2026 numbers in Damac’s September release concern construction awards (more than USD 2.7 billion), not units delivered.

The takeaway: there is no independent, current, cluster-level handover register in the sources we could reach. Ask for written confirmation of your cluster’s completion certificate and snagging access, and read our snagging checklist before accepting keys.

What the delay record means in money

Why does a late handover cost you more than the calendar slip? Because the rent you could have earned does not come back. A real estate guide we reviewed says the developer has run 6 to 18 months behind original timelines on this project and that 3 to 6 month delays on Santorini were common. That is one broker’s description, not a regulator’s finding, but it is the right size of risk to price in.

An illustration, using a rent we saw advertised (below) and not a forecast: a 4-bed townhouse that could rent for AED 150,000 a year loses roughly AED 75,000 of gross rent for a six-month slip (150,000 divided by two, our arithmetic) and AED 225,000 for an 18-month slip (150,000 times 1.5). Staged payments reduce your cash outlay, but they do not remove this gap. Read our guide to off-plan project delays and your legal rights before you sign, and check how your payments are protected in our escrow rules guide.

Damac Lagoons price: why one average hides the real spread

What does a home in Damac Lagoons cost? Published averages run from about AED 1.1 million to AED 3.5 million, and the difference is the mix of property types counted, not an error.

Source and basis Figure What it measures
Fidu Dubai, citing DLD transactions via Bayut (sources accessed 13 Aug 2026) Average AED 2,162,516, up 1%; 2,551 properties sold in 12 months Registered sales of every type, villas, townhouses and apartments
Same page, DLD average by cluster Malta AED 3,072,471; Santorini AED 3,540,477 Cluster-level averages, much higher than the community-wide figure
Same page, live asking price Average AED 3,380,694 Listings, not completed sales
Property Finder (as quoted in search results) Average listing about AED 2.0M; about AED 1.7K per sq ft; villas about AED 2.7M; apartments about AED 1.09M at AED 1,795 per sq ft Listing prices on the portal
Bayut sale pages (search summaries of different snapshots) 2,872 sales at AED 2,108,000 (down 17%); another page 3,043 sales at AED 1,971,092 Likely the same dataset on different dates

The community-wide average of about AED 2.16 million is lower than the Malta and Santorini cluster averages because it includes the apartment towers (Valencia and Lagoon Views) where studios have been registering at roughly AED 650,000 to AED 760,000. That does not mean a villa costs AED 2.16 million.

Registered rows, 2 October 2026. Propsearch, which draws on DLD records, listed ten transactions all dated 2 October 2026 on a page updated 15 October 2026. We reproduce the sale-type rows and exclude mortgage records, which record a loan and not a price.

Unit as labelled by Propsearch Size (sq ft) Amount (AED) AED per sq ft (Propsearch) Record type
1-bed flat, Valencia Tower B 788 1,176,690 about 1,490 Pre-registration sale
Studio, Valencia Tower A 331 651,000 about 1,970 Pre-registration sale
Studio, Valencia Tower A 367 673,000 about 1,830 Pre-registration sale
Studio, Lagoon Views 13 A 407 758,540 about 1,860 Pre-registration sale
Studio, Valencia Tower C 401 745,930 about 1,860 Pre-registration sale
1-bed flat, Lagoon Views 13 A 699 1,171,200 about 1,680 Pre-registration sale
Portofino, labelled “Land” 1,550 2,350,000 about 1,520 Sale
Malta, labelled “Land” 2,403 3,515,000 about 1,460 Delayed sale
Marbella, labelled “Land” 1,550 2,350,000 about 1,520 Delayed sale

Three things to notice. First, six of the nine sale rows are small off-plan apartments, not the villas most people picture when they hear Damac Lagoons. Second, the three Portofino, Malta and Marbella rows carry a “Land” label and sizes of 1,550 and 2,403 sq ft; the page does not say whether that is plot area or built-up area, so do not turn them into a villa price per sq ft without confirming the unit. Third, a delayed sale is registered late, not necessarily sold late.

The off-plan price list does not match the registered rows. Real Estate Club Dubai’s Q1 2026 table quotes 4-bed townhouses at AED 1.2 million to AED 1.8 million (AED 545 to AED 690 per sq ft) and 5-bed villas at AED 2.2 million to AED 3.2 million. Registered rows above run at roughly AED 1,460 to AED 1,970 per sq ft, around two to three times higher. The guide does not say whether its figures are launch prices, so treat its table as a guide to what early buyers may have paid, not what a buyer pays today. The same guide notes that early buyers’ purchases of AED 1.0 million to AED 1.5 million now resell at AED 1.6 million to AED 2.5 million. Damac’s own release carries one homeowner’s account of a home rising from AED 1.6 million to AED 3.2 million in four years. One owner’s account is an anecdote, not a market statistic.

If you are comparing this with other villa communities, our villa vs townhouse vs apartment guide and gated community villas guide set out how to compare like with like.

Rent: what tenants are being asked to pay

How much does a Damac Lagoons townhouse rent for? Asking rents we saw for 4-bed townhouses cluster around AED 145,000 to AED 170,000 a year.

  • Property Finder’s townhouse page shows an average rent of AED 147.2K a year across 1,788 townhouse listings, with a very wide AED 121K to AED 780K range (visible sample: 3-beds about AED 130K, 4-beds AED 134,900 to AED 180,000, 5-beds AED 180,000 to AED 210,000).
  • Bayut lists a 4-bed Portofino single-row townhouse of 2,227 sq ft at AED 150,000, and another at AED 149,999.
  • A Costa Brava 1 four-bed was advertised at AED 155,000 in June 2026 and a lagoon-side four-bed at AED 170,000 in September 2026.

These are asking rents, not signed tenancies. Check achieved rents in the building through the Ejari system via your agent, not the listing price.

Yield: five figures from the same community

Source Yield figure Evidence level
Bayut ROI estimate (via Fidu Dubai) Up to 5.86% Portal estimate across all property types
Property Finder (via search results) About 5.25% to 5.3% overall; villas about 5.2% Portal calculation from listings
Edwards and Towers (Aug 2026) 6.2% to 7.8% gross, “based on Q1 2026 DLD data” Agency claim; the method is not shown
Real Estate Club Dubai (Apr 2026) 6.5% to 8.0% in the body; 6% to 8% in the summary Agency claim; rent range AED 100,000 to AED 180,000 for ready Portofino and Nice homes
Dubai Housing guide (Sept 2026) “6% expected ROI”; says studios and one-beds “guarantee” 5%+ Promotional, unsourced; the word “guarantee” is not something to rely on

Notice the pattern. The two portal-style calculations that divide listed rents by listed prices land near 5% to 6%. The agency figures run higher and do not show their working. The honest range is therefore roughly 5% to 8% gross, and the number you earn depends on the price you pay.

Worked example (illustrative, our arithmetic). Take the AED 150,000 rent seen for a 4-bed Portofino townhouse of 2,227 sq ft. The gross yield depends entirely on the purchase price:

Purchase price (illustrative) Gross yield on AED 150,000 rent Net of AED 6 per sq ft service charge (AED 13,362) Net of AED 8 per sq ft (AED 17,816) Net of AED 18 per sq ft (AED 40,086)
AED 2,000,000 7.50% 6.83% 6.61% 5.50%
AED 2,350,000 6.38% 5.81% 5.62% 4.68%
AED 3,000,000 5.00% 4.55% 4.41% 3.66%

AED 2,350,000 is the amount on the Portofino sale row above; the unit sizes do not match the 2,227 sq ft rental, so this is a scale illustration, not a like-for-like pairing. The service charge columns come from the range of estimates we saw, explained next. The table ignores vacancy, maintenance, agency fees and the cost of cooling.

Service charge: published estimates run from AED 3 to AED 18 per sq ft

Estimates we saw include AED 3 to 5 (described as projected), AED 4 to 6, AED 6 to 8, AED 6 to 9 and AED 14 to 18 per sq ft a year. Real Estate Club Dubai uses AED 6 to 8, which it converts to about AED 24,000 to AED 32,000 a year on a 4,000 sq ft villa. Fidu Dubai says the charge varies by cluster and is published per property on the RERA Mollak system. Do not use a blog’s number: ask for your specific unit’s approved budget and last bill. Our service charges guide explains how the charge is set and how to check it.

Payment plans and the extra costs

Real Estate Club Dubai describes a common 60/40 structure (60% during construction, 40% at or after handover) and says some launches have post-handover plans of two to three years. A Dubai Housing page lists 20% at booking with an 80/20 split for several clusters. These cannot both describe the same unit, so get the plan for your exact home in writing. Our off-plan payment plans guide explains the common structures.

The DLD transfer fee is 4% of the price. Real Estate Club Dubai adds an administrative fee of AED 4,000 for off-plan purchases, 2% agency commission where applicable, and AED 5,000 to AED 10,000 for a resale no-objection certificate from the developer. Sources differ on the administrative fee, so check each charge against our buying costs guide before you budget. On a AED 2,350,000 home the 4% fee alone is AED 94,000 (our arithmetic).

Short-term letting, Golden Visa and daily life

Can you run a holiday let in Damac Lagoons? Only with the correct Dubai holiday home permit, and community rules can also apply, so ask the owners association before you buy for that purpose. Our holiday home permit guide explains the licence steps.

Golden Visa. The published threshold is AED 2 million of property value. A larger townhouse or villa could clear it where a Valencia studio would not, but the rules on mortgaged and off-plan units differ by authority, so read our Golden Visa guide and confirm with the authority.

Schools and transport. Real Estate Club Dubai says no school has been built inside the community; land is allocated but no operator is announced. It names nearby schools in Dubai Sports City and Motor City, reports no metro station, and says Route 2020 and Etihad Rail “could improve connectivity” but neither serves the area now. It gives Downtown Dubai as about 25 km, 20 minutes off-peak and 35 to 45 minutes at peak. Its drive times to Sports City vary between 5 and 12 minutes across its own sections. Test the commute yourself at your own school-run hours.

Who each type of buyer should consider

1. The income buyer. A delivered townhouse in Portofino, Nice or Costa Brava with a rent you can check, bought at a price where the net yield still works at AED 6 to 8 per sq ft of service charge. Run the table above with your own numbers.

2. The waiting buyer. Off-plan in Malta, Santorini phases still under way, Venice or later clusters, if you accept an 18-month slip and have read the delay rules.

3. The small-ticket investor. Valencia or Lagoon Views apartments, where registered studio prices sit at AED 650,000 to AED 760,000, but where the price per sq ft is as high as a villa’s. Those units are off-plan, so the yield is a projection.

4. The family buyer. The lifestyle is the attraction, but there is no school or metro yet. Compare with Tilal Al Ghaf and Town Square for different price points and delivery stages, and the Mira and Mira Oasis guide for another townhouse option.

Ask-before-you-pay checklist

  1. Which exact cluster and phase, and what does your sales and purchase agreement say about the handover date and grace period?
  2. Is the unit handed over today, and can you see the completion certificate?
  3. Is the record a sale or a mortgage? Never build a price per sq ft from rows you cannot classify.
  4. What is the approved service charge for that unit on Mollak, and what was last year’s bill?
  5. What rent was actually achieved in that cluster in the last 12 months?
  6. Where does your money go? Check the escrow account for off-plan.
  7. Is the listing real? Run the checks in our listing verification guide.
  8. At handover, inspect before you accept the keys.

Frequently asked questions

Is Damac Lagoons handed over?
Partly. Damac announced the first handovers, at the Santorini cluster, in November 2025. Third-party sources disagree on which other clusters are complete, so confirm your specific cluster in writing.

How many clusters does Damac Lagoons have?
Damac’s release says 11. Property Finder and Real Estate Club Dubai show 8, and Propsearch lists 13 sub-communities. The difference is how apartment towers and later launches are counted.

How much does a villa in Damac Lagoons cost?
It depends on the cluster and type. The DLD average for the whole community was AED 2,162,516 over 12 months (via Bayut, reported by Fidu Dubai), but cluster averages for Malta and Santorini were AED 3,072,471 and AED 3,540,477. Asking-price averages for villas are higher still.

What is the rental yield in Damac Lagoons?
Portal figures show about 5% to 5.9%, and agency claims run from 6.2% to 8%. These are gross figures. At a AED 2,350,000 price and AED 150,000 rent, our arithmetic gives 6.38% gross and about 5.6% to 5.8% after AED 6 to 8 per sq ft of service charge.

What is the service charge in Damac Lagoons?
Published estimates range from AED 3 to AED 18 per sq ft a year. There is no single figure we can confirm, so ask for your unit’s approved budget on Mollak.

When will Damac Lagoons be fully complete?
Sources give dates from 2026 into 2028, and one guide lists Amalfi for 2027 to 2028. Damac has not, in the pages we saw, published a project-wide completion date.

Does Damac Lagoons qualify for the Golden Visa?
It can if the property is worth at least AED 2 million and the other conditions are met. A studio would not qualify on its own at the registered prices above.

Is there a school or a metro in Damac Lagoons?
Not yet, according to Real Estate Club Dubai. Nearby schools are in Dubai Sports City and Motor City, and no metro serves the area.

Can I rent my Damac Lagoons home on a short-term basis?
Only with the correct holiday home permit and subject to community rules. Check both before you buy.

Should I buy off-plan or a delivered home in Damac Lagoons?
Buy a delivered home if you want income soon and want to inspect first. Buy off-plan only if you accept a wait that may exceed the stated date and can afford the staged payments.
