Search for Motor City Dubai and the average price you see depends on which page you land on. One portal shows apartments at roughly AED 1,648 per sq ft. A transaction-based guide shows ready apartments nearer AED 1,029. Yield claims run from 4.7% to 8.8%. The reason is simple: Motor City is not one market. A studio in an Uptown mid-rise and a four-bedroom townhouse in Green Community share a postcode and almost nothing else, including service charges, tenants and what the money buys.

This guide splits the community into its two main products, apartments (Uptown Motor City, Foster City, Autodrome Residences) and Green Community townhouses, and sets sources side by side with their dates. Where sources disagree we show the range rather than pick a number. Sale prices are asking prices, index values or ready-stock medians as labelled, and rents are listing asks or index ranges, not guaranteed outcomes. Anything we could not verify this session is flagged.
What is Motor City?
Motor City is a freehold, mixed-use community in Dubailand, built around the Dubai Autodrome and master-developed by Union Properties. Real Estate Club Dubai (29 April 2026) describes it as master-planned by Foster + Partners and developed by Union Properties from 2007 onwards, with Green Community originally an Emirates Sunland development now within the Union Properties portfolio. The Autodrome circuit is 5.39 km long, according to the same guide.
For buyers, the practical split is:
- Apartment clusters: Uptown Motor City (older stock, mid-rise buildings of roughly 4 to 8 floors), Foster City, and the newer Autodrome-side projects. Oliva’s May 2026 guide treats Autodrome Residences as newer stock priced 5 to 12% above Foster City.
- Green Community: a low-density townhouse and villa district with a community-only charge model, which is why its service charges look so different.
- New launches: Withlida’s October 2026 area page names Sobha Orbis, Sobha Solis, Binghatti SkyTerraces and Ananda Residences, and says TAKAYA and MIRDAD are new projects. It states that handover and completion are not verified, so treat any delivery date from a brochure as a question for the developer.
Broker guides consistently describe Motor City as freehold, so foreign buyers can own outright (confirm the title with the seller); our guide to freehold vs leasehold areas in Dubai explains what that means in practice.
How much do apartments cost in Motor City Dubai?
Ready apartments mostly sit between AED 800,000 and AED 1.9 million, at roughly AED 950 to 1,400 per sq ft on Oliva’s May 2026 sub-cluster data. The headline figures you will see online are less consistent, so here they are side by side.
| Source (date) | What it measures | Apartment price per sq ft |
|---|---|---|
| Katalystor (updated 3 July 2026) | DLD ready-apartment transactions | AED 920 to 1,058, median AED 1,029 |
| Oliva (4 May 2026) | Sub-cluster ranges, Uptown to Autodrome | AED 950 to 1,650 depending on cluster and unit size |
| Property Finder (checked 11 October 2026) | Listing asks, apartments for sale | AED 1,648 (down 4.54% year on year) |
| Katalystor (updated 3 July 2026) | Off-plan transactions | AED 1,100 to 2,031 |
The gap is mostly mix and method. Katalystor’s figure comes from registered ready-stock sales; Property Finder’s average is built from current asking prices that include newer and larger units, and off-plan inventory carries a premium. Katalystor says off-plan runs 55 to 75% above ready stock. If you are comparing a specific building, ask for registered DLD comparables rather than a community average.
Property Finder’s average asking prices by size give a useful sense of the ladder, with the caveat that they are asks:
- Studio: about AED 740,734 (500 to 600 sq ft)
- 1-bedroom: about AED 1.20 million (750 to 850 sq ft)
- 2-bedroom: about AED 1.90 million (1,100 to 1,400 sq ft)
- 3-bedroom: about AED 2.6 million (2,300 to 2,400 sq ft)
Katalystor’s DLD ready medians for January to June 2026 are lower: studio AED 660,000, 1-bedroom AED 936,258 and 2-bedroom AED 1,538,455. That is the same pattern as in other communities: asking prices run ahead of what registers. Our note on why portal numbers disagree in The Lakes applies here too.
What does a Green Community townhouse cost?
Three-bedroom Green Community townhouses are priced around AED 2.4 to 3.1 million and four-bedrooms around AED 3.4 to 4.2 million on Oliva’s May 2026 data. That is roughly AED 950 to 1,200 per sq ft.
| Product | Typical size | Price range | Annual rent range | Gross yield (Oliva) |
|---|---|---|---|---|
| Uptown 1-bed apartment | 700 to 880 sq ft | AED 800,000 to 950,000 | AED 58,000 to 72,000 | 7.0 to 7.8% |
| Uptown 2-bed apartment | 1,200 to 1,500 sq ft | AED 1.25 to 1.55 million | AED 85,000 to 105,000 | 6.0 to 6.8% |
| Autodrome 2-bed apartment | 1,150 to 1,400 sq ft | AED 1.4 to 1.8 million | AED 95,000 to 120,000 | 6.0 to 6.8% |
| Green Community 3-bed townhouse | 2,500 to 3,000 sq ft | AED 2.4 to 3.1 million | AED 130,000 to 165,000 | 5.0 to 5.8% |
| Green Community 4-bed townhouse | 3,200 to 3,800 sq ft | AED 3.4 to 4.2 million | AED 175,000 to 210,000 | 5.0 to 5.5% |
Source: Oliva, “Motor City Yields and Pricing 2026”, published 4 May 2026. Oliva’s page does not show a live-data date, so treat these as a spring 2026 snapshot.
Other sources put the top of the townhouse range higher. Katalystor shows a Green Community 3-bedroom band of AED 2.4 to 5.0 million, and Real Estate Club Dubai lists 3 to 4-bedroom Green Community villas at AED 2.5 to 3.5 million (3,000 to 4,000 sq ft) and 5-bedroom villas at AED 3.5 to 5.0 million. Upgraded plots, size and position explain much of the spread. Katalystor also notes that DLD recorded only eight villa sales in a 5.5-month window, so villa and townhouse data is thin and averages can swing on a handful of deals.
What do Motor City Dubai properties rent for?
Apartments rent for roughly AED 45,000 (studio) up to AED 120,000 (newer 2-bedroom) a year; Green Community townhouses are quoted anywhere from AED 130,000 to AED 270,000. The townhouse range is wide because sources are measuring different things.
For apartments the sources broadly agree:
- Oliva: 1-bedroom AED 58,000 to 78,000, 2-bedroom AED 85,000 to 120,000 depending on cluster.
- Real Estate Club Dubai: 1-bedroom AED 58,000 to 75,000, 2-bedroom AED 85,000 to 115,000.
- Katalystor: 1-bedroom AED 65,000 to 82,000, 2-bedroom AED 100,000 to 130,000.
For Green Community townhouses they do not:
- Oliva: 3-bedroom AED 130,000 to 165,000, 4-bedroom AED 175,000 to 210,000.
- Katalystor: 3-bedroom AED 208,000 to 264,000.
- Property Finder (rental search results, 11 October 2026): a median of about AED 215,000 a year for 3-bedroom townhouses of 2,580 to 3,382 sq ft, mostly Casa Flores and Casa Familia.
- Bayut (rental search, 11 October 2026): listings from AED 199,999 to 255,000, with one Property Finder asking AED 270,000 for an upgraded unit.
The two groups are probably describing different stock. The higher figures are for larger, often upgraded three-bedrooms in specific Green Community clusters, and they are listing asks that brokers describe as negotiable. The lower figures look closer to average contract rents. We cannot tell you from public pages which is right for a specific unit; the registered Ejari contract for the same cluster is the check.
Gross vs net yield: where service charges change the answer
Apartments carry service charges of roughly AED 13 to 22 per sq ft; Green Community townhouses carry AED 4 to 7, so the net yield gap between the two is much smaller than the gross gap.
Oliva’s service charge figures, by cluster: Foster City AED 13 to 16 per sq ft, Uptown AED 17 to 22 (older stock), Autodrome AED 14 to 18 (an estimate pre-handover) and Green Community AED 4 to 7. Katalystor cites AED 15 per sq ft as a typical apartment rate (range 13 to 22) and AED 4 to 7 for Green Community villas. Real Estate Club Dubai gives AED 6 to 10 for townhouses and AED 5 to 8 for Green Community villas, so Green Community’s charge is quoted differently across pages. The official check is the Mollak service charge index on the Dubai REST app, by project name; our service charges explainer shows how.
Here is what that does to three illustrative purchases. These examples use mid-range figures from the sources above, they are not offers or predictions, and they exclude vacancy, maintenance, agency fees and any mortgage cost.
| Scenario | Price | Rent | Service charge | Gross | Net of service charge |
|---|---|---|---|---|---|
| Uptown 2-bed, 1,350 sq ft | AED 1,400,000 | AED 95,000 | AED 17 to 22 per sq ft: AED 22,950 to 29,700 | 6.8% | 4.7 to 5.1% |
| Autodrome 2-bed, 1,275 sq ft | AED 1,600,000 | AED 107,500 | AED 14 to 18 per sq ft: AED 17,850 to 22,950 | 6.7% | 5.3 to 5.6% |
| Green Community 3-bed, 2,600 sq ft, rent AED 130,000 to 165,000 | AED 2,800,000 | AED 130,000 to 165,000 | AED 4 to 7 per sq ft: AED 10,400 to 18,200 | 4.6 to 5.9% | 4.0 to 5.5% |
| Green Community 3-bed, 2,600 sq ft, rent at the Property Finder median | AED 2,800,000 | AED 215,000 | AED 10,400 to 18,200 | 7.7% | 7.0 to 7.3% |
How to read it: the two apartment cases lose roughly 1.5 to 2 percentage points between gross and net, which matches Oliva’s statement that net yield typically falls 1.5 to 2.0 points below gross. The townhouse case lands almost anywhere from 4.0% to 7.3% depending on whether you believe the AED 130,000 to 165,000 contract-style rents or the AED 215,000 asks. That is the single biggest uncertainty in Motor City, and it is resolved by looking up registered Ejari rents for the specific cluster before you buy, not by trusting an average. Katalystor’s own unit table is a reminder of how low it can go: it shows a Green Community 3-bedroom townhouse at 4.7% gross and 4.0% net, against 8.5% to 8.8% gross for apartments on DLD data. Our wider rental yield comparison across Dubai shows where Motor City sits against other communities.
What are the buying costs?
On a purchase you pay a 4% DLD transfer fee plus the title deed fee of about AED 580, before any agency commission. On the AED 2.8 million townhouse above that is AED 112,000 plus AED 580, or AED 112,580, with a typical 2% agency fee adding about AED 56,000 on top. Our DLD fees and hidden costs guide walks through the registration, trustee and mortgage-related lines.
Who suits Motor City Dubai apartments, and who suits townhouses?
Apartments suit buyers who want a lower entry price and the highest gross yield and accept higher service charges; Green Community townhouses suit owner-occupiers and families who want space, a quiet street and low community charges.
Apartments (Uptown, Foster City, Autodrome Residences):
- Lower ticket: studios and one-bedrooms from roughly AED 540,000 to 1.15 million on Oliva’s data, which opens the market to first-time investors. See our list of affordable areas under AED 2 million.
- Charges drag: older Uptown stock at AED 17 to 22 per sq ft is the heaviest. A 700 sq ft one-bedroom at AED 17 to 22 costs AED 11,900 to 15,400 a year before it earns a dirham.
- Check the building: Oliva notes most Foster City towers are under eight years old, while Uptown is older, so condition and sinking-fund questions matter more.
Green Community townhouses:
- Space for the money: a 2,500 to 3,000 sq ft three-bedroom at AED 2.4 to 3.1 million buys far more space than an apartment at a similar total budget. For a broader comparison see our villa vs townhouse vs apartment guide.
- Tenant profile: families renting for several years, which can mean steadier occupancy but a smaller pool of tenants than apartments.
- Resale: thin DLD volume (eight villa sales in 5.5 months per Katalystor) means price discovery is slower and you should expect to negotiate.
If a villa-style community in a different price bracket is on your list, we have also covered Town Square, Victory Heights and Mira Oasis.
Location, schools and the metro question
There is no metro station inside Motor City. Withlida (retrieved 6 October 2026) says Property Finder describes no Metro station within the community, and Katalystor says none is on RTA’s approved Blue or Gold Line maps for Motor City. The Blue Line, which Katalystor says opens on 9 September 2029, serves Dubai Silicon Oasis, International City, Mirdif and Academic City; the Gold Line, announced in April 2026 with a September 2032 target, serves Sports City and JVC. Neither is in Motor City, so plan for driving.
Real Estate Club Dubai gives indicative drive times: about 10 to 12 minutes to Arabian Ranches and Dubai Hills Estate, 12 to 15 to Dubai Hills Mall, 22 to 28 to Dubai Marina, 28 to 35 to Downtown and DIFC, and 30 to 35 to DXB. It puts the nearest Route 2020 Red Line stop (Al Furjan or Discovery Gardens) at about a 12-minute drive. Drive times vary with traffic.
Katalystor lists road works including Hessa Street Phase II (AED 690 million, contract awarded February 2026) and Al Qudra Street development (AED 798 million) and a Motodrome launch at Dubai Autodrome in May 2026. For schools, Withlida cites GEMS Metropole School, rated Good by KHDA for 2023-2024, with 2026-2027 FS 1 fees of AED 38,393.
Golden Visa and holiday homes
A Green Community townhouse at AED 2 million or more can clear the Golden Visa property threshold; most apartments will not. Real Estate Club Dubai cites the AED 2 million property threshold, and Property Finder’s average Motor City 2-bedroom ask (AED 1.90 million) sits below it, while its 3-bedroom average (AED 2.6 million) sits above. Eligibility depends on current rules and your paperwork, so read our Golden Visa through real estate guide and confirm with the authorities before you rely on a purchase for a visa.
Short-term letting needs a Department of Economy and Tourism holiday home permit, and we found no Motor City-specific ruling in the sources reviewed, so check your title and community rules first.
Frequently asked questions
Is Motor City a good place to invest in 2026?
It depends on the product. Apartments offer lower entry prices and higher gross yields (about 6 to 8.8% depending on source) but heavier service charges, while townhouses offer space and low charges with gross yields quoted from 4.7% to 7.7%. Sources disagree, so verify against registered DLD data.
What is the average price per sq ft in Motor City Dubai?
Katalystor’s DLD data shows ready apartments at AED 920 to 1,058 per sq ft (median AED 1,029), updated 3 July 2026. Property Finder’s asking average for apartments is AED 1,648. Oliva’s Green Community townhouse range is about AED 950 to 1,200.
What are the service charges in Motor City?
Apartments are around AED 13 to 22 per sq ft depending on the cluster, and Green Community townhouses are quoted at AED 4 to 7 (Oliva, Katalystor), though Real Estate Club Dubai gives AED 5 to 10. Check the Mollak index for the exact project and year.
How much does it cost to rent a townhouse in Green Community?
Listing asks for three-bedroom townhouses run from about AED 199,999 to 255,000 a year on Bayut and a median near AED 215,000 on Property Finder (11 October 2026), while Oliva shows AED 130,000 to 165,000. Negotiation is common.
Is there a metro station in Motor City?
No. Neither the Blue Line nor the Gold Line is planned to stop in Motor City. The nearest Red Line stops are about a 12-minute drive away, according to Real Estate Club Dubai.
Is Motor City freehold?
Yes, foreign buyers can own property in Motor City outright. Confirm the plot and title details with the seller and the developer at the time of purchase.
What are the buying costs?
A 4% DLD transfer fee plus about AED 580 for the title deed, and typically a 2% agency fee. See our buying costs guide for the full list.
Which is better, Uptown or Green Community?
Uptown suits a lower budget and rental income, if you accept service charges of AED 17 to 22 per sq ft on older stock. Green Community suits families and owner-occupiers who want space and lower community charges.
Are new Motor City projects safe to buy off-plan?
Check the developer’s escrow account, the project’s registration and the Sales and Purchase Agreement. Withlida notes that handover for several new launches is not verified. See our escrow account rules guide and the off-plan payment plans guide.
Does Motor City qualify for the Golden Visa?
A purchase of AED 2 million or more can qualify, which in practice means larger townhouses and a few higher-priced apartments, but you must confirm current rules.
